Job Duties:

Financial Management and Budgeting:

Prepare annual budgets, analyze financial data, and manage costs effectively.
Review and approve budgets before submission for owner approval.
Ensure timely collection of payments and maintenance of budget projections.
Regularly review site costs to maintain properties within budget projections.

Communication and Goal Setting:

Set property goals with managers and implement marketing plans.
Develop strategies for properties with high vacancies or in lease-up.

Asset Management and Regulatory Compliance:

Manage asset performance to meet owner objectives.
Ensure compliance with Section 42, Section 8, and Rural Development regulations.

Staff Performance and Training:

Hold staff accountable for compliance and performance.
Provide training and corrective action, as necessary.

Property Oversight:

Conduct regular property visits, especially in troubled areas.
Approve bills and review monthly operating reports.

Fair Housing Compliance and Owner Relations:

Ensure staff adherence to Fair Housing procedures.
Meet with owners as required.

Administrative and Decision Making:

Oversee management duties and make decisions consistent with company policies.

Interpersonal and Organizational Skills:

Supervise multiple properties and staff.
Interact effectively with staff, residents, and others.
Work independently, establish priorities, and manage stressful situations calmly.

Requirements/Qualifications:

Experience in the affordable housing industry such as LIHTC, Project Based Section 8 and RD.
Strong leadership skills with the ability to motivate and inspire teams.
Excellent financial acumen to analyze data, prepare budgets, and manage costs effectively.
Exceptional interpersonal and communication skills to build strong relationships.
Ability to manage multiple priorities in a fast-paced environment.
Proficiency in property management software and Microsoft Office Suite.
Conflict Management
Driver’s License

Education & Experience:

Minimum bachelor’s degree, preferably in Business, Economics, or Finance. Relevant work experience will be considered.
Minimum of 5 years’ experience in Real Estate Finance, Property Management, Real Estate Development, or Asset Management.
Background in affordable housing highly desirable.
Exceptional analytical skills, both quantitative and qualitative.
Excellent leadership and communication skills.

Mental and Physical Demands:

Must be able to maintain professional, respectful, and collaborative communication as well as act with the highest standards of ethical conduct at all times.
Experiences frequent interruptions; required to meet inflexible deadlines; requires concentration and attention to detail; requires ability to problem-solve; requires a high level of organizational and prioritization skills.
Requires ability to maintain confidentiality of information received.
Ability to lift to twenty-five pounds.

Job Type: Full-time

Pay: $95,000.00 - $110,000.00 per year
