Clapping Oaks Campground is seeking a dependable, self-motivated Resident Property & Grounds Maintenance Caretaker to help maintain and care for our small campground and residential property in Camdenton, Missouri.
The property includes 11 RV campground lots and 7 residential apartments. This is a hands-on position for someone who takes pride in keeping a property clean, attractive, functional, and well maintained.
The ideal candidate is mechanically inclined, comfortable working outdoors, capable of handling a variety of general maintenance and repair projects, and able to recognize problems before they become larger or more expensive issues.
This is not primarily an office or leasing position. The majority of the role involves grounds maintenance, property upkeep, repairs, preventative maintenance, equipment operation, and helping keep the campground and apartments operating smoothly.
Compensation includes a private on-site studio apartment valued at approximately $875 per month, plus a monthly cash stipend based on experience and qualifications.
Property Responsibilities
The caretaker will help oversee the general condition and upkeep of the campground, apartment buildings, common areas, equipment, and surrounding property.
Responsibilities may include:
- Regularly inspect the campground, apartment buildings, grounds, roads, utilities, and common areas for maintenance or safety concerns.
- Identify needed repairs and communicate larger maintenance issues to ownership.
- Complete routine preventative maintenance before small problems become larger repairs.
- Help maintain an attractive, clean, and welcoming appearance throughout the property.
- Keep work areas, storage areas, maintenance equipment, and common areas organized.
- Assist with occasional property improvement projects.
- Report property damage, guest concerns, tenant concerns, utility problems, or other significant issues to ownership.
- Help coordinate access for contractors or service providers when larger repairs are required.
Campground & Lot Maintenance
A major part of this position is maintaining the campground and keeping RV lots ready for current and arriving guests.
Responsibilities include:
- Mow and trim campground lots and common areas.
- Perform weed control and general vegetation management.
- Blow leaves, remove debris, and maintain a clean appearance around campsites and buildings.
- Keep RV lots level, clean, accessible, and presentable.
- Maintain gravel areas, drives, drainage areas, and campground roads as needed.
- Maintain and reposition picnic tables and fire rings when necessary.
- Inspect water hydrants, electrical pedestals, sewer connections, and other site equipment for visible problems.
- Keep the dumpster and trash collection areas clean and orderly.
- Remove fallen branches, storm debris, brush, and other property debris.
- Perform seasonal cleanup and preparation of campground areas.
- Assist with winterization and freeze protection of campground water systems.
Lawn Care & Groundskeeping
The caretaker should have experience maintaining lawns and larger outdoor properties.
Work may include:
- Zero-turn mower operation.
- String trimming and edging.
- Weed and brush control.
- Leaf and debris removal.
- Tree limb and brush cleanup.
- Chainsaw operation when appropriate.
- Landscaping and general property beautification.
- Gravel and driveway maintenance.
- Drainage and erosion-related maintenance.
- Snow and ice cleanup when necessary.
- Septic system monitoring, maintenance, and general care, including routine system checks, pump and alarm awareness, tank level monitoring, distribution box inspection, and reporting any issues or service needs promptly
- The property includes sloped and uneven terrain, so candidates should be comfortable safely working outdoors in these conditions.
General Maintenance & Repairs
We are looking for someone with broad hands-on maintenance abilities rather than someone who specializes in only one trade.
Useful experience includes:
Plumbing
- Repairing leaking pipes and fittings.
- Replacing faucets, valves, and fixtures.
- Troubleshooting water leaks.
- Repairing or replacing campground water hydrants.
- Basic drain and sewer troubleshooting.
- Winterizing exposed plumbing and water systems.
Electrical
- Basic electrical troubleshooting.
- Replacing outlets, switches, fixtures, and similar components when appropriate.
- Identifying electrical problems that require a licensed electrician.
- Safely using electrical testing equipment.
Carpentry & Building Maintenance
- Door and window repairs.
- Trim and siding repairs.
- Deck and stair repairs.
- Minor framing and construction.
- Drywall repair.
- Painting and staining.
- Roofing and exterior building repairs.
- Caulking, weatherproofing, and general building maintenance.
Mechanical & Equipment Maintenance
- Minor mower and small-engine maintenance.
- Basic equipment troubleshooting.
- Routine lubrication and preventative maintenance.
- Maintaining tools and equipment in safe working condition.
Major electrical, plumbing, HVAC, structural, or other work requiring a licensed professional will be referred to an appropriate contractor.
Equipment Operation
Experience safely operating larger equipment is strongly preferred.
Equipment may include:
- Zero-turn lawn mowers.
- Tractors and attachments.
- Skid steers or similar compact equipment.
- Utility trailers.
- Chainsaws.
- Trimmers and blowers.
- Pressure washers.
- Snow-removal equipment.

Candidates should be comfortable learning to operate property equipment they may not have previously used.
Guest & Resident Interaction
Because the caretaker lives on the property, they will occasionally interact with campground guests and apartment residents.
Responsibilities may include:
- Greeting or assisting arriving campground guests when needed.
- Helping guests locate their assigned RV lot.
- Answering basic questions about the property.
- Communicating maintenance concerns to ownership.
- Responding to reasonable property-related issues.
- Helping maintain a respectful and welcoming environment.
- Assisting ownership with apartment or campground access when necessary.
The caretaker is not expected to independently negotiate leases, campground rates, or other financial agreements.
Emergency & After-Hours Situations
Living on the property does not mean being on duty 24 hours a day.
However, the caretaker should be willing to respond to occasional urgent property situations such as:
- Significant water leaks.
- Frozen or damaged water lines.
- Sewer problems.
- Electrical or utility concerns.
- Storm damage.
- Fallen trees or limbs.
- Damage affecting guest or resident safety.
Situations requiring specialized or licensed repairs should be secured and reported to ownership so the appropriate contractor can be contacted.

Compensation
Compensation for this position includes:
- Private on-site studio apartment
- Approximate apartment rental value of $875 per month
- Additional monthly cash stipend of approximately $500–$800, depending on experience, abilities, and agreed responsibilities
- Property-owned equipment and materials provided for approved property maintenance work
Additional compensation may be available for larger projects or work falling outside the normal property-care responsibilities when agreed upon in advance.
Work Arrangement
This position is intended for someone who wants to live on-site and take ongoing responsibility for maintaining the condition and appearance of the property.
The workload will vary throughout the year.
Spring and summer generally require more mowing, trimming, weed control, campground preparation, and outdoor maintenance. Fall and winter shift more toward cleanup, repairs, preventative maintenance, winterization, and property improvement projects.
The schedule is generally flexible and driven by property needs, campground activity, weather, and agreed maintenance standards.
