THE ROLE
Desert Sol Villas is a newly built townhome community set against Moab's red rock landscape, offering both whole-unit and per-bedroom rentals to residents drawn to an active, outdoor lifestyle. The Property Manager owns the day-to-day performance of the community — leasing, resident experience, financial results, and the physical asset — and is the on-site face of a brand built around adventure, comfort, and modern desert living.
KEY RESPONSIBILITIES
— Achieve or exceed budgeted occupancy, revenue, and NOI; provide market-informed input to the annual budget.
— Review financials monthly and submit written variance explanations for every material line item on schedule.
— Approve invoices and control expenses within delegated authority; escalate anything beyond it before committing the property.
— Own rent collection and delinquency end to end — posting, follow-up, payment plans within policy, notices, and eviction coordination with counsel.
— Ensure daily deposits, accurate ledgers, correct deposit accounting, and clean move-out dispositions within statutory deadlines.
- LEASING, MARKETING & REVENUE
— Drive qualified traffic through ILS listings, digital advertising, outreach, referrals, and resident events.
— Maintain a current market survey and recommend pricing and concession adjustments supported by data.
— Personally lease and hold the team to lease; apply screening criteria consistently and document every decision.
— Execute leases accurately and run a proactive renewal program beginning at least 90 days out.
— Keep models, tour paths, and curb appeal at a standard you would show ownership unannounced.
— On lease-up assets, execute the lease-up plan and report absorption against projections weekly.
- RESIDENT EXPERIENCE & RETENTION
— Serve as the escalation point for resident concerns — respond promptly, document thoroughly, resolve fairly.
— Enforce lease terms and community policies consistently and without exception based on protected class.
— Monitor and respond to online reviews; act on the causes of avoidable move-outs.
- PHYSICAL ASSET & MAINTENANCE
— Walk the property regularly and correct deficiencies before they become complaints.
— Partner with the Maintenance Supervisor on work order flow, make-ready turns, and preventive maintenance.
— Solicit bids, verify vendor insurance, and hold contractors to scope and schedule; support capital projects and warranty punch lists.
— Maintain emergency procedures and lead the on-site response to after-hours emergencies.
- COMPLIANCE, RISK & REPORTING
— Comply fully with Fair Housing, ADA, and applicable landlord-tenant law in every state of assignment.
— Follow all program requirements applicable to the asset, including HUD-insured, workforce, and income-restricted rules where they apply.
— Maintain audit-ready resident files; report incidents, injuries, and liability exposures immediately.
— Deliver accurate weekly reporting and on-time month-end packages with narratives written for an ownership audience.
— Escalate material legal, safety, financial, or reputational issues immediately — not at the next scheduled report.
PERFORMANCE METRICS
Targets are set annually with the Regional Manager and weighted by the assets’ stage and business plan.

QUALIFICATIONS
— Two or more years of multifamily property management experience, or equivalent experience as an Assistant Property Manager.
— Demonstrated ability to manage a property operating budget and explain financial performance; proven leasing and closing results.
— Working knowledge of Fair Housing and landlord-tenant law; proficiency with property management software.
— High school diploma or equivalent; valid driver's license, reliable transportation, and ability to pass a background check consistent with applicable law.
— Bachelor's degree in business, real estate, hospitality, or related field; CAM, ARM, or CPM credential or active progress toward one.
— Direct Entrata or Rent Manager experience; lease-up or new-construction delivery experience.
— Experience with build-to-rent operations; conversational Spanish.

SYSTEMS & TECHNOLOGY
— Entrata or Rent Manager — Desert Sol Villas' core platforms for leasing, resident management, accounting workflows, work orders, and reporting. Data accuracy in Entrata is a core job responsibility, not an administrative task.
— Market and comp research tools, ILS and digital marketing platforms, and reputation/review management.
— Microsoft Office / Google Workspace — spreadsheet fluency is expected for budget and variance work.
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
Performed on-site and includes both office-based and outdoor property work in all seasons. Reasonable accommodations will be made to enable individuals with disabilities to perform the essential functions of this position.
— Regularly required to sit, stand, walk, talk, hear, and use hands to handle or feel; frequently required to walk the property, including stairs and uneven exterior surfaces.
— Occasionally required to stoop, kneel, crouch, reach, or climb; must be able to lift and/or move up to 25 pounds occasionally.
— Requires close and distance vision with the ability to adjust focus for inspections and document review.
— Exposure to outdoor weather, cleaning agents, and construction environments; moderate noise level.
— Must be available for after-hours emergencies and on-call rotation; some travel between properties and to corporate meetings.
