LSWORKS LLC is a commercial general contractor serving the Chicagoland area. We specialize in commercial construction projects, including tenant improvements, office buildouts, facility renovations, interior remodeling, and design-build solutions.

We focus on delivering high-quality work, clear communication, reliable scheduling, and long-term relationships with clients, architects, subcontractors, and project partners.

We are looking for a motivated and experienced Commercial Construction Estimator / Business Development Manager to help manage our front-end project pipeline, estimating process, and client relationship development.

Role Description

The Commercial Construction Estimator / Business Development Manager will be responsible for helping LSWORKS identify, qualify, estimate, and follow up on commercial construction opportunities.

This is a hands-on role. The right candidate will review project leads, evaluate bid opportunities, prepare estimates and proposals, communicate with owners and architects, coordinate with subcontractors, and help build relationships that lead to future commercial construction work.

This position is ideal for someone who understands commercial construction, can read plans and specifications, and is comfortable communicating with clients, architects, property managers, developers, and subcontractors.

Responsibilities

Review commercial construction opportunities from PlanHub and other bid sources
Evaluate projects and help determine bid/no-bid decisions
Review drawings, specifications, scopes of work, and addenda
Prepare conceptual budgets, detailed estimates, and proposals
Solicit subcontractor and vendor pricing
Coordinate with subcontractors to ensure proper bid coverage
Communicate with owners, architects, property managers, developers, and clients
Follow up on submitted proposals, estimates, and open opportunities
Help schedule site walks, pre-bid meetings, and client meetings
Maintain an organized pipeline of leads, active bids, submitted proposals, awarded projects, and lost opportunities
Help develop new business relationships and keep in contact with past clients and project partners
Work closely with company leadership to align estimating and business development efforts with company goals

Qualifications

Experience in commercial construction estimating, preconstruction, project management, or business development preferred
Ability to read and understand construction drawings, specifications, and scopes of work
Knowledge of commercial tenant improvements, renovations, office buildouts, retail, restaurant, or facility projects is a plus
Strong communication, organization, and follow-up skills
Comfortable speaking with owners, architects, subcontractors, vendors, and clients
Ability to manage multiple bids, deadlines, and project opportunities at the same time
Experience with PlanHub, Bluebeam, Excel, Procore, BuildingConnected, or similar construction software is a plus
Bachelor’s degree in construction management, engineering, business, or related field is preferred but not required
Equivalent hands-on construction experience will be strongly considered

Schedule / Work Location

Full-time position
Based in Orland Park, IL
On-site role with occasional local meetings, site walks, and client visits

Compensation

Compensation will be based on experience.

Recommended wording:

Pay: $70,000 – $100,000 per year, depending on experience, with potential performance bonus.

Pay: $70,000.00 - $100,000.00 per year
