Since 1992, Field Services Unlimited, (FSU) has been delivering architectural as-built surveys to retailers, architects, restaurant owners/franchisees, health care providers, financial service companies, and facility managers across North America. We provide the cornerstone for renovation and construction projects by precisely documenting existing conditions. We provide our clients with Revit and AutoCAD as-built drawings, site evaluations, customized architectural as-built and facility assessment surveys. Position Title Overview: Contractor Traditional Architectural Surveyor and/or 3D Scanning Specialist (1099 independent contractor role (not W-2))
We are seeking an experienced and detail oriented architectural surveyor to fulfill a contracting role for either an traditional architectural surveyor and or a 3D scanning specialist. These contractors will perform as-built surveys of existing commercial and retail buildings across the United States, including Alaska and Hawaii. These roles include on-site documentation of existing conditions using advanced scanning technologies or traditional survey methods, photography, and field observation. Ideal candidates will have strong communication skills, a solid architectural background, and a commitment to delivering accurate, high-quality work on schedule. Candidates will only be considered if they live within a reasonable distance to a major US airport.
Contractors who own 3D laser scanning equipment (ideally, Leica BLK360, Leica RTC360) or are interested in renting one through FSU may also be considered for optional 3D Scan Specialist assignments. These projects involve capturing point cloud data to support our BIM team in producing highly accurate Revit and AutoCAD models.
Key Responsibilities:

- Conduct architectural as-built surveys for commercial and retail spaces across the U.S. utilizing either traditional survey methods or 3D laser scanning technology.
- Capture standard, 360°, and Matterport-style photography as needed.
- Complete and submit Site Survey Reports (SSRs) on-site before departing each location.
- Thoroughly document all site conditions per project scope, including measurements and photos.
- Upload all deliverables to QuickBase within defined timelines.
- Communicate regularly with your assigned Project Manager regarding progress, delays, or issues.
- Collaborate with FSU’s Project Managers and/or DDR teams to ensure accurate model and document delivery.
- Provide follow-up information to internal teams as needed to ensure client satisfaction.
- Follow FSU and client protocols while maintaining a professional demeanor on-site.
Qualifications:

- 5+ years of experience in architectural surveying.
- Candidates will only be considered if they live within a reasonable distance to a major US airport.
- Strong understanding of building construction and systems.
- Proficient in reading and interpreting construction documents.
- Skilled in architectural drafting using AutoCAD and/or Revit.
- Experience with Leica scanning equipment or related field technology.
- Experience documenting existing conditions for commercial and/or retail spaces.
- Owns or has access to a device capable of capturing high-quality, clear photos.
- Comfortable working at heights and with equipment such as ladders, scissor lifts, and accessing rooftops.
- Able to travel extensively on weekdays, including nationwide assignments.

Training & Support:

- Depending on which role a candidate applied for, onboarding includes potential structured training on scanners, Matterport, QuickBase, and FSU workflows.
- Surveyors are expected to have their own equipment such as, including but not limited to a laptop with AutoCAD, a tape measure, handheld laser, 360 camera and a phone capable of taking HD photos.
- 3D scan surveyors are expected to have their own laser scanning technology (ideally a Leica system) and related software.

Laser Scanning Technician:
In addition to standard survey responsibilities, contractors with access to laser scanning equipment (ideally Leica)—or interest in renting scanners through FSU—may qualify for supplemental 3D Scan Specialist assignments. This role supports our BIM team by capturing point cloud data to improve accuracy and modeling efficiency for high-scope or specialty projects.
- 3D laser scanners (ideally, Leica BLK360, Leica RTC360) to document existing conditions with precision.
- Generate, register, and organize point cloud files on-site for delivery to FSU’s Revit team.
- Follow FSU’s scanning standards and naming conventions to ensure consistent data handoff.
- Complete scanning tasks independently or in coordination with field survey work.
- Equipment may be rented through FSU on a per-project basis for qualified contractors.

Compensation: Paid by piece typically, $300-1,000+
Travel: Contractors are fully responsible for booking travel via government per-diem rates.
