Market Research Analyst
We are looking for a Market Research Analyst to join our company. As our Market Research Analyst, you will leverage market research and business analytics to analyze real estate market and property data, provide actionable insights, and support our leasing, investment, property management, and strategic decision-making initiatives. This is a part-time position with benefits, where the successful candidate will have a significant impact on our real estate business and can become a key player on the team.

Our business involves a diverse range of real estate assets, including industrial, commercial, retail, and residential properties. We are committed to addressing practical real estate operation issues, improving property usability, maximizing property value, and providing suitable locations and functional spaces for tenants, buyers, and business users.
Our core business activities include real estate investment, real estate leasing, property improvement and value enhancement, and real estate management. We evaluate real estate assets based on market conditions, rental trends, comparable properties, tenant demand, vacancy risks, pricing strategies, renovation potential, operating expenses, and potential investment returns. We lease and manage industrial, commercial, retail, and residential properties by developing competitive rental pricing, leasing strategies, tenant placement plans, and market positioning. We also plan and coordinate property repairs, renovations, and functional improvements to enhance property usability and long-term value. As part of our property management operations, we evaluate rental pricing and property positioning, develop leasing and tenant placement strategies, analyze local market conditions, coordinate with vendors and contractors, and support day-to-day property operations to improve property performance and operational efficiency.
The real estate industry is highly competitive and market-sensitive. Property owners and operators must respond to changing rental trends, tenant demand, competing properties, vacancy risks, operating costs, property conditions, and other market factors. Tenants and business users may choose properties based on rent levels, location, property condition, functionality, accessibility, market reputation, operating costs, and suitability for their business needs.
In this competitive and constantly changing market, maintaining our competitive position requires a clear understanding of local market conditions, rental trends, comparable properties, tenant demand, location advantages, pricing strategies, vacancy risks, improvement opportunities, and potential investment returns. Because we operate across multiple real estate sectors, market research and business analytics are essential to supporting our leasing decisions, investment strategies, renovation planning, tenant targeting, and property value enhancement. Through structured market research and data-driven analysis, we can better determine how to position each property, which tenants to target, what competitive rent levels to set, whether certain improvements are financially worthwhile, and how to improve overall property performance.
Accordingly, we need a qualified Market Research Analyst who can utilize business analytics to collect, organize, analyze, and interpret market data related to real estate investment, property leasing, tenant demand, rental trends, comparable properties, pricing strategies, vacancy risks, location advantages, renovation planning, and potential investment returns.
THE POSITION
Our Market Research Analyst is mainly responsible for business analytics, data interpretation, market segmentation, predictive forecasting, tenant demand analysis, rental pricing analysis, property performance analysis, competitive benchmarking, vacancy risk assessment, renovation cost-benefit analysis, and executive reporting, thereby supporting our leasing and investment strategies, property management operations, operational efficiency, property value enhancement, risk reduction, and overall business performance.
Key Responsibilities
- Leveraging data analytics techniques to assess our positioning within the real estate investment, leasing, and property management markets by monitoring market dynamics, tenant demand, rental trends, comparable properties, vacancy risks, property conditions, pricing models, renovation potential, operating expenses, and competitive activities in relevant industrial, commercial, retail, and residential real estate markets;
- Evaluating the performance of our existing leasing, tenant placement, property positioning, and business development initiatives through rental rate comparison, occupancy and vacancy analysis, tenant demand assessment, lease performance review, property income analysis, operating cost review, and renovation return analysis, and devising data driven solutions to improve leasing strategy, property performance, investment evaluation, and property management operations;
- Designing and implementing a comprehensive data collection framework, including interviews, surveys, tenant feedback analysis, broker and vendor communications, property data review, competitor research, industry research, public record review, and market trend analysis, to gather market intelligence from tenants, buyers, business users, property owners, brokers, contractors, vendors, and other relevant real estate sources;
- Utilizing data analytics tools to gather, organize, and analyze datasets concerning tenant preferences, rental trends, comparable properties, lease rates, occupancy and vacancy data, property conditions, location characteristics, renovation costs, operating expenses, competitor activities, and real estate investment trends, in order to support leasing decisions, investment strategies, property improvement planning, tenant targeting, and daily property management operations;
- Employing advanced software applications such as Excel, SQL, Tableau, SAS, Minitab, SPSS, and other relevant analytical tools to develop data collection processes, tenant segmentation models, rental pricing models, property performance dashboards, vacancy risk assessments, renovation cost-benefit models, investment return forecasts, and market intelligence reports;
- Applying sophisticated data interpretation techniques to derive actionable insights from real estate, leasing, tenant, property, and market datasets, enabling informed decision-making regarding rental pricing, property positioning, tenant placement, vacancy risk reduction, renovation planning, investment evaluation, operating cost control, and property value enhancement;
- Presenting analytical findings to management through reports, visualizations, dashboards, and presentations, empowering senior leadership to make informed decisions regarding property acquisition, leasing strategy, rental pricing, market positioning, renovation priorities, tenant placement, vendor coordination, operating expense management, vacancy control, and overall property management strategy; and
- Collaborating with management, leasing personnel, property operations staff, accounting and finance personnel, brokers, contractors, maintenance personnel, vendors, and other business partners, using data driven insights to support leasing materials, tenant targeting plans, property improvement initiatives, renovation feasibility analysis, pricing recommendations, vendor coordination plans, and property operation improvements tailored to tenants, buyers, business users, and real estate market participants.
Qualifications
Education requirement: Must have a bachelor’s degree or higher in Business Analytics or a related field.
Experience: It is entry-level. No job experience is required. We are glad to train you.
Work authorization: Must have work authorization in the United States. If needed, we also sponsor H-1B applications.
COMPENSATION
This is a part-time position requiring at least 25 hours of work per week. The compensation is $32.00 per hour, with benefits.
