Full Job Description

Job Summary

Just Like Home Rentals is seeking a dependable, organized, and motivated Assistant Property Manager to join our growing property management team. This is a hands-on role for someone who communicates well, stays organized, and is comfortable managing multiple priorities throughout the day.

The Assistant Property Manager will work closely with ownership and our property management team to help oversee day-to-day operations for our residential rental portfolio. This position involves frequent communication with tenants, homeowners, vendors, applicants, and other members of our team.

We are a local, family-owned company, so we are looking for someone who wants to become an important part of the business rather than simply complete assigned tasks.

Responsibilities

Communicate professionally and promptly with tenants, homeowners, applicants, vendors, and team members.
Respond to tenant questions and help resolve day-to-day concerns.
Monitor Rentvine messages, emails, maintenance requests, and other communications throughout the day.
Assist with coordinating maintenance requests between tenants, maintenance staff, and outside vendors.
Follow up on open maintenance items to ensure work is completed.
Assist with scheduling property inspections, move-ins, move-outs, and other appointments.
Help manage prospective tenants and rental inquiries.
Schedule showings and communicate with prospective renters.
Assist with rental applications, screening, lease preparation, and move-in coordination.
Prepare notices, letters, leases, renewals, and other property management documents.
Monitor rent payments, tenant balances, security deposits, and other account activity.
Assist with delinquency follow-up and tenant notices when necessary.
Maintain accurate property, tenant, and homeowner records.
Assist with coordinating rental property turnovers between tenants.
Communicate updates to homeowners regarding their properties when needed.
Help ensure lease requirements and company policies are being followed.
Perform general administrative duties and assist ownership with daily property management operations.
Help identify problems before they become larger issues and follow through until they are resolved.

What We Are Looking For

The right candidate will be:

Extremely organized and able to manage multiple tasks at once.
Dependable, punctual, and consistent.
A strong communicator both verbally and in writing.
Comfortable communicating with tenants and homeowners, including during difficult situations.
Able to remain professional while being firm when necessary.
Detail-oriented and good at catching mistakes.
Comfortable learning and using property management software.
Able to work independently without needing constant supervision.
Comfortable making decisions within established company policies.
Good at following up and making sure tasks actually get completed.
Willing to jump in and help wherever needed.
Able to prioritize urgent issues while keeping routine responsibilities on track.

Preferred Experience

Previous experience in property management, real estateor leasing is required.

Experience with property management software such as Rentvine, TurboTenant, AppFolio, Buildium, Propertyware, or similar software is a plus but is not required.

Knowledge of residential leasing and landlord-tenant procedures is also helpful.

Position Requirements

Reliable transportation.
Valid driver's license.
Reliable phone and internet access.
Strong computer skills.
Comfortable using email, online software, electronic documents, and spreadsheets.
Ability to travel locally throughout Middle Tennessee when necessary.
Ability to communicate professionally with a wide variety of people.

Pay: $20.00 - $25.00 per hour
