Full Job Description

POSITION TITLE: Fire Sprinkler Project Manager

REPORTS TO: Operations Manager

DEPARTMENT: Operations

GENERAL DESCRIPTION:

This individual will coordinate, manage, and perform some design of fire sprinkler systems for commercial, industrial, residential buildings, and clean agent systems. This person will be responsible for the initial planning of a project, including scheduling, creating some material stock listings, analyzing changes, and solving problems. They should have a working knowledge of most fire sprinkler systems. This position will have to travel to job site locations as needed.

ESSENTIAL ELEMENTS/DUTIES

Review of construction ASI, RFI, RFC, PR, CD, RFP, etc.

Prepare RFI's for scope clarification

Document and track change order submittal and approval

Identify changes to our scope of work

Identify changes in projects that impact cost, schedule, or labor requirements

Make sure change orders & ROM's are completed on time per the contract

Document and track field changes

Maintains dates and milestones in our Project Management software program

Establish start dates and milestones from the project schedule

Develop initial schedules for preliminary project work

Coordinate with General contractors and customers to meet schedule

Conduct long-range project planning and scheduling

Continually monitor the progress of projects; review reports to ensure compliance with schedule and budgetary guidelines

Forecast future manpower requirements

Review construction contract documents and coordinate with sub-contractors and General Contractor/owner to gather the required information to design the project's sprinkler system

Develop positive and ongoing relationships with customers to ensure the company is meeting customers' expectations

Coordinate with other departments within the office to ensure proper handover of job information

Monitor and manage projects to comply with safety, quality, productivity, and profitability requirements

Directly manage field labor force of assigned project to ensure maximum productivity

Track employee hours and crew mix rates for each project

Ensure proper staffing is in place on each project

Monitor project billings for accuracy and maintenance of a positive cash flow

Ensure work complies with codes and permits

Administer construction contracts, approve work quality and payment requests

Oversee work of subcontractors

Report to the owner and general contractor about progress and any necessary modifications required

Help determine construction feasibility of design documents

Maintain historical design records and historical records for all functions for future use

Assist/lead during the field check stage of the project

Create detailed drawings and markups as needed for project as-builts

Recommend improvements in project management procedures

Time management and prioritization of multiple projects

Demonstrates ability to work independently with minimal supervision

Ability to strategically develop, adapt and streamline processes

Secures, develop, and maintains working relationships with GC's

Works flexible hours if needed for field survey

Follow safety rules and good driving habits

JOB QUALIFICATIONS

NICET Certification preferred

5+ years of experience in the Fire Sprinkler industry

Associate degree

Working knowledge of computer skills related to the position

Strong mechanical aptitude

Good problem-solving skills

Ability to teach others

Job Types: Contract, Full-time

Pay: $95,000.00 - $130,000.00 per year
