Full Job Description

Job Summary

We are a Property Management Company seeking a dynamic and strategic Director of Operations to lead and optimize our organization’s core business functions. Our company currently has offices in Oak Brook, IL and Chicago, IL where the Director of Operations will be expected to operate out of. Our company serves the surrounding areas of Chicago including Southwest Suburbs, West Suburbs, Northwest Suburbs, Oswego, Northwest Indiana/Valparaiso, Southeast Wisconsin/Kenosha, and Toledo, OH.

The Director of Operations is responsible for providing executive oversight, strategic direction, and operational leadership for the organization’s property portfolio and related assets.This individual also ensures that all properties are effectively managed, maintained, financially monitored, and strategically positioned to protect and enhance the value of the organization’s assets.

This position acts as the primary liaison between ownership and the property management company and is expected to maintain a comprehensive understanding of all property operations, financial performance, maintenance needs, vendor relationships, capital improvements, tenant matters, and other issues affecting the organization’s real estate assets.

This individual ensures full regulatory compliance with all applicable Equal Employment Opportunity, Fair Housing, and Human Rights statutes across all managed assets and markets.

Experience

Proven experience in operational Real Estate Management with a strong track record of leading large teams at an executive level.
Extensive background in Real Estate Management, strategic planning, and project management within complex organizations.
Advanced degree in Real Estate, Property Management, Business, Operations, or a related field preferred.
Significant experience in property operations, real estate asset management, property management, facilities management, or a related field.
Demonstrated experience overseeing third-party property management companies.
Strong understanding of property financials, budgets, operating statements, and capital expenditures.
Experience managing vendors, contractors, maintenance programs, and capital improvement projects.
Strong organizational, analytical, communication, and problem-solving skills.
Ability to manage multiple properties, competing priorities, and complex operational matters.
Demonstrated ability to work effectively with owners, executives, property managers, tenants, vendors, and other stakeholders.
High level of discretion, professionalism, judgment, and accountability.

Success in This Role

Success in this role will be measured by the Director of Operations’ ability to:

Maintain effective oversight of the organization’s property assets.
Ensure the property management company is performing effectively and meeting ownership expectations.
Keep the Owners informed of important operational, financial, and strategic matters in a timely, efficient manner.
Identify and address issues before they become significant problems.
Protect and enhance the value of the property portfolio.
Improve operational efficiency and financial performance.
Ensure maintenance and capital projects are appropriately planned and executed.
Serve as a reliable, responsive, and knowledgeable central resource for all property-related matters.

Working Conditions

Must be accessible and available to respond to off-hours emergency situations across the portfolio
Requires flexibility to work varying schedules based on operational needs and executive priorities
Some regional travel may be required

Requirements:

Must have at least 5 years of Property Management experience
Must be accessible and available to respond to off-hours emergency situations across the portfolio
2+ years experience with Appfolio

Ideal Candidate will have:

5+ years in a Regional Leadership and/or Asset Management Role
Advanced degree in Real Estate, Business Administration, or related discipline
Outstanding verbal and written communication skills
Executes tasks efficiently
