We are seeking a highly motivated Senior Commercial Sales Estimator & Project Manager to lead the pursuit, estimating, negotiation, and successful execution of commercial construction projects.

Position Summary
The Senior Commercial Sales Estimator & Project Manager is responsible for identifying project opportunities, preparing competitive and accurate estimates, negotiating contracts, managing awarded projects, and maintaining exceptional client relationships.
The ideal candidate possesses extensive commercial construction estimating experience, understands both public and private bidding, and has the ability to manage multiple high-value projects simultaneously while maintaining profitability.
This position works directly with company leadership and plays a vital role in the continued growth of our commercial division.
Responsibilities
Business Development
- Develop relationships with general contractors, developers, municipalities, architects, engineers and owners.
- Identify and pursue commercial bid opportunities.
- Attend networking events, pre-bid meetings and project walkthroughs.
- Maintain and expand an active pipeline of commercial opportunities.
- Follow up on proposals and negotiate contracts.
- Generate repeat business through outstanding customer service.
Estimating & Preconstruction
- Review plans, specifications, addenda and contract documents.
- Perform detailed quantity takeoffs.
- Prepare complete cost estimates for commercial fencing and access control projects.
- Solicit and evaluate vendor and subcontractor pricing.
- Analyze labor production, equipment requirements and project costs.
- Identify scope gaps, exclusions and value engineering opportunities.
- Prepare Requests for Information (RFIs).
- Develop competitive proposals while maintaining company profit goals.
- Track bid calendars and submission deadlines.
- Participate in bid reviews with company leadership.
Project Management
- Manage projects from contract award through final completion.
- Conduct project turnover meetings with field operations.
- Prepare project budgets.
- Coordinate procurement of materials and equipment.
- Monitor schedules, manpower and project progress.
- Review shop drawings and submittals.
- Price and negotiate change orders.
- Attend project meetings with owners and general contractors.
- Monitor job profitability throughout construction.
- Assist accounting with billing, collections and project closeout.
Leadership
- Work closely with company ownership to grow the commercial division.
- Mentor junior estimators and project managers.
- Help improve estimating procedures and best practices.
- Maintain current knowledge of commercial construction methods and industry pricing.
- Promote a culture of professionalism, accountability and customer satisfaction.
Qualifications
Required
- Minimum 10 years of commercial construction estimating experience
- Proven success estimating and managing commercial construction projects
- Strong understanding of public and private bidding procedures
- Ability to read and interpret architectural, civil, structural and site plans
- Excellent blueprint reading and quantity takeoff skills
- Strong understanding of commercial construction contracts
- Exceptional communication and negotiation abilities
- Excellent organizational and time management skills
- Ability to manage multiple projects and deadlines
- Proficiency in Microsoft Office and construction estimating software
- Valid driver's license

Compensation
Base Salary
$65,000 annually
Unlimited Commission Program
This position includes an aggressive, uncapped commission plan designed to reward performance.
Our top performers have the opportunity to earn $200,000+ annually, with no cap on commissions or earning potential.
Your income is directly tied to your ability to develop relationships, win profitable work, and successfully manage projects.
