Zoning + Code Specialist

We specialize in high-stakes filings, legalizations, and occupancy transitions for multifamily, commercial, and mixed-use properties. Our model is simple: precision in documentation, speed in approvals, and accountability in outcomes.

Position Overview

We’re hiring an experienced DOB Zoning + Code Specialist to lead filing strategy and approval execution for Alt CO, Alterations, Place of Assembly/Public Assembly, PAA, and BSO/TCO pathways. This role is for someone who understands NYC compliance as a system, not a guessing game. You’ll own the pathway from application to sign-off, coordinating internal teams, consultants, and city agencies to keep projects moving with minimal friction and maximum accuracy.

What You’ll Own

Lead filing strategy and execution for Alt CO, Alt-1/Alt-2, Public Assembly/Place of Assembly, PAA, and BSO/TCO applications
Review drawings, scope narratives, and supporting documentation for code + zoning alignment prior to submission
Coordinate across internal teams (RA/PM), engineering consultants, expediters, and contractors to eliminate gaps before DOB review
Manage DOB NOW + BIS workflows: submissions, objections, resubmissions, milestones, permits, inspections, and sign-offs
Anticipate compliance risks (U&O conflicts, egress, accessibility, fire/life safety triggers, occupancy loads) and resolve issues before they become objections or failed inspections
Act as primary point of contact with DOB (plan examiners/borough offices), FDNY coordination touchpoints, and client representatives
Maintain clean internal tracking and reporting systems for application status, dependencies, deadlines, and approvals

Requirements

5+ years NYC DOB filing, compliance project management, or expediting experience (architecture or consulting environment preferred)
Strong working knowledge of:
NYC Building Code + Zoning Resolution
DOB NOW + BIS
Occupancy/use classifications, egress fundamentals, accessibility basics, and common plan examiner objections
Proven ability to interpret architectural documentation with a compliance lens
High attention to detail, strong follow-through, and strong written communication
Comfortable being the person who says “no” when the scope is non-compliant or unapprovable
