The Assistant Property Manager position is a fantastic opportunity for a goal-oriented candidate looking for management advancement opportunities with a growing company. Must have the following skills:
FINANCIAL/COLLECTIONS:
- Make daily collection calls.
- Develop incentives to encourage rent payments and improve delinquency.
- Create and distribute notices.
- Prepare and handle evictions including going to court when needed
- As needed ledger corrections.
LEASING/RETENTION:
- Successfully market vacant units and renew occupied units.
- Track all telephone and office traffic to assist in market analysis.
- Walk vacant units/inspect and report any repair items to Property Manager and/or Maintenance Manager.
- Conduct credit checks and income verification while maintaining complete confidentiality.
- Completes all paperwork and data entry associated with leasing activities.
- Contacts prospective resident of approval/disapproval.
- Assists them in completing the lease and receives initial rent and deposit payments
- Communicate with new residents to assure the move-in process is implemented smoothly.
- Prepares and maintains a file for each resident.
- Contacts residents with expiring leases to discuss renewals and encourages the renewal of the lease.
- Team player in positively marketing the community to help bring in prospective residents. This includes implementing and carrying out marketing efforts such as outside marketing calls.
- Takes resident calls for service or other needs and forwards to the appropriate staff members; writes work orders for service; promotes good resident relations through courteous and timely response to resident needs and concerns.
- Answers outside phone calls and greets visitors.
- Performs other miscellaneous duties as assigned.
- Regular and punctual attendance are an essential function for this position.
- Handle tenant issues/complaints in effort to provide utmost customer service.
ASSISTS PROPERTY MANAGER IN THE FOLLOWING:
1) Ensuring property is occupied to fullest capacity.
2) Ensuring tenants who occupy said units are fully paying.
3) Providing professional and consistent customer service.
4) Representing the company in a professional manner at all the times and works as a team.
ESSENTIAL JOB REQUIREMENTS FOR THE ASSISTANT PROPERTY MANAGER:
- Experience at a 500+ community preferred.
- Conscientious, goal oriented and persistent with expectations to set the bar high.
- Ability to display professional skills for yourself and team members.
- Intelligent to analyze sales data and make smart decisions.
- Track record of achievement and desire for career advancement in property management and beyond.
- Passion for sales and implementing the company’s mission.
- Exceptional customer service, communication and negotiation skills.
- Organized, detailed, accurate, self-directed and solution-oriented.
- Proficient with Word & Excel for communications and spreadsheets; Yardi is a plus.
SPECIFIC QUALIFICATIONS FOR THE ASSISTANT PROPERTY MANAGER ROLE:
- 2+ years of experience in collections and leasing.
- Excellent communication and interpersonal skills, both verbal and written.
- Knowledge of Fair Housing laws and regulations, federal, state, and local.
- Ability to handle multiple tasks and prioritize duties and responsibilities.
- Schedule to include Mon-Fri with alternate Saturdays and a day off during the week.
- Must have a valid driver's license to attend meetings, events, and daily activities.
