POSITION: Regional Property Manager

LOCATION: Virginia based with 50% travel to North Carolina & Florida

This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. This role involves developing and implementing effective property management strategies, ensuring high resident satisfaction, and optimizing financial returns for property owners.

Duties/Responsibilities:

Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
Collaborates with CMs to ensure that the portfolio and individual communities meet the established operational, financial, and business performance goals
Oversee and manage budgets, ensuring that financial targets are met or exceeded.
Prepare and present regular reports on property performance, financial metrics, and market trends to ownership.
Foster positive relationships with residents and address their concerns promptly.
Implement resident retention programs to minimize turnover and vacancy rates.
Collaborate with leasing teams to develop and implement effective marketing strategies.
Oversee maintenance programs to ensure properties are well-maintained and in compliance with regulations.
Ensures that the appearance and physical aspects of the properties meet the Company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
Stay current with local, state, and federal regulations affecting property management.
Conduct market research and analysis to identify opportunities for property improvement and stay ahead of market trends.

Physical Requirements:

Prolonged periods sitting at a desk and working on a computer.
Must be able to lift to 15 pounds at times.
Must be able to traverse a variety of properties with stairs and in a variety of weather..

Qualifications:

Virginia based with ability to travel 50%; Gainesville Florida, Raleigh North Carolina
5+ years' experience as a Regional Property Manager in Multifamily
Entrata Experience
CAPS or CPM certification
