Full Job Description

Summary:

We are seeking a highly motivated and experienced Property Manager to oversee the day-to-day operations in the Indianapolis area. This is a fantastic opportunity for someone looking to take their career to the next level and contribute to the success of a dynamic organization.

As Property Manager, you will play a crucial role in ensuring the smooth operation and financial performance of our properties. You will be a hands-on leader, responsible for maintaining strong tenant relationships, optimizing occupancy rates, and upholding the highest standards of property maintenance. Responsibilities:

Financial Management:
Collect rent and other payments from tenants.
Manage property finances, including approving invoices and maintaining accurate records.
Prepare regular financial reports for review.
Property Maintenance & Improvement:
Supervise and coordinate property maintenance and repair work.
Ensure properties comply with all health and safety regulations.
Proactively identify and recommend property improvements to enhance value and resident satisfaction.
Leasing & Occupancy:
Develop and implement marketing strategies to attract and retain tenants.
Show properties to prospective tenants and handle inquiries.
Negotiate lease agreements and renewals.
Conduct thorough tenant screening, including background checks and credit reports.
Tenant & Community Relations:
Foster positive relationships with tenants and address their concerns promptly.
Enforce lease terms and conditions fairly and consistently.
Manage and, carry out eviction procedures.
Actively engage with the local community to promote a positive image for the properties.
Compliance & Reporting:
Maintain detailed records of property conditions, income, and expenses.
Ensure compliance with all applicable local, state, and federal laws and regulations.
Stay up-to-date on industry best practices and Fair Housing regulations.
Utilize property management software to optimize operations and reporting.

Qualifications:

Proven experience in property management, with a successful track record in leasing and tenant relations.
Strong understanding of landlord-tenant law, Fair Housing regulations.
Excellent customer service, communication, and interpersonal skills.
Proficient in using property management software and other relevant technology.
Strong organizational and time management abilities.
Ability to work independently and as part of a team.
