Full Job Description

Welch Randall Real Estate and Property Management is currently looking for a licensed Real Estate agent who may have interest in also managing HOA Associations. Welch Randall has been growing their HOA portfolio strictly through word of mouth. While we are excited about the growth, we are in need of additional help to manage these associations.

Our portfolio managers are 1099 Contractors who are licensed Realtors who are looking to build their income with a combination of the following:

1. Managers receive a % of the management fee income from communities they manage. Managers receive 40% of the total management fee per month.

2. Managers can continue to build their RE business and portfolio with a goal of 4-8 transaction per year to supplement income.

3. Managers receive a stipend of $250 / month for less than average 40 hours / week or $500 / month for full HOA community management portfolios to go towards gas and phone expenses.

4. Managers receive full access to our software program as well as an internet-based phone number for work through our Ring Central VOIP system.

5. Managers typically start around 3-5 communities and then build to 8-12 approximately.

Pay range depends upon how many associations you take on as a manager. HOA Association Management is paid using a monthly commission amount of the total management fee. Most of our portfolio managers manage from as few as 3-4 associations to 10-12. After an initial 90 day trial period, managers with full portfolios are also provided opportunities to receive the Accredited Residential Manager (ARM) designation from the Institute of Real Estate Management (IREM).

We have HOA properties in Salt Lake County, Davis County, Weber County, Wasatch County and Box Elder County we are looking to bring on some additional help. If you have interest in any of those areas please let us know. The current position has open communities in Wasatch, Summit and Salt Lake Counties. While our office is located in South Ogden, our HOA Community Managers work remotely and then use the office as a base camp for training and as needed.

HOA Management requires organizational skills, a great ability to work with people, problem solving skills and leadership. Perhaps more than anything it requires perseverance, patience and kindness. This is very much a self-guided role that requires excellent time management and high emotional intelligence.
