Summary:
The Maintenance Supervisor is responsible for maintaining and repairing the physical exterior and interior structures and integrity of the building, insuring proper operation and repair of all mechanical, electrical and plumbing components, and maintaining grounds. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a safe environment; assist in educating and training of maintenance team, cultivate resident satisfaction and protect the investment of the apartment property owner.
Position Duties & Responsibilities:
Participate in all maintenance projects, including periodically inspecting all units, buildings, and common areas; performing repairs and janitorial assistance as needed as well.
Complete work order requests, adhering to maintenance priorities.
Coordinate maintenance-related contractor activities may negotiate contracts and scope of work.
Be responsible for stock control and utilization of maintenance materials, as well as the training of coworkers on preventative maintenance and safety.
Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and have full knowledge regarding contracts and suppliers, their services, and goods.
Assist the Community Managers with annual apartment inspections and during apartment move-in and move-out inspections.
Responsible for performing detailed maintenance procedures including, but not limited to those listed below:
- Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
- Perform light plumbing work, such as clearing stoppages, replacing fitting, water irrigation systems, etc.
- Replace broken glass, tile, carpet, screens, fixtures, appliances, blinds, locks, entry systems, etc.
- Perform carpentry work, such as fitting doors, freeing windows, replacing & building shelves/cabinets, sanding and refinishing cabinets/shelving/tabletops, etc.
- Painting, to include interior and exterior.
- Assist in custodial work as needed, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, removal of debris/discarded furniture, etc.
- Repair concrete, masonry, roof, fencing, when required.
- Assist Exterminator when required and coordinate of routine pest control.
- Interprets company policies to workers and enforces safety regulations.
- Establishes schedules and adjusts work procedures to meet move-in and production schedules. Ensures all work meets said schedules.
- Participates in operating the property within budget. Responsible for maintaining a budget for the maintenance of the property.
- Oversees and participates in all paperwork and reporting procedures associated with maintenance on the property.
- Oversees and participates in all bidding, purchasing, and contract procedures associated with the maintenance done on the property.
- Oversees and participates in maintaining all inventories on the property.
- Requisitions and orders equipment and all necessary supplies.
- Diagnoses and performs and routine maintenance/repair involving the following on a daily basis:
- Electrical and plumbing (including water lines) such as appliances, fixtures, switches, outlets, circuits, etc. and clearing stoppages, replacing fitting, repairing/replacing faucets, repairing/replacing hot water tanks, etc.A/C and heating systems.
- Water irrigation systems.
- Stairs, gates, fences, patios, railings, etc.
- Tile, carpet, flooring.
- Roofing, gutters, fasteners.
- Interior/exterior lights.
- Fireplaces, ceiling fans.
- Gas fixtures and appliances (where applicable).
- Shutters, doors, cabinets, windows, etc.
- Door locks and security door features.
- Security systems
- Ceiling leaks.
- Walls and baseboards.
- Whirl Pool.
Participate in an on-call schedule for evening, weekend, holiday, and emergency coverage.
Make sure storage areas and entrances are locked and adequate lighting is maintained.
Adhere to and stay current on all applicable building codes.
Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs and post map of same. Operates within OSHA standards and company safety policies and procedures at all times.
Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
Ensure effective, timely, and professional interactions with residents, contractors, and property management team on all maintenance services provided.
Performs other duties as assigned.

CERTIFICATES, LICENSES, REGISTRATIONS – It is recommended that a journeyman’s license in heat and air (or higher), a state or federal certification for recycling Freon.
PHYSICAL DEMANDS -While performing the duties of this job, the employee is regularly required to stand, walk, use hands to finger, handle or feel; reach with hands and arms; stoop, crouch, or crawl; and talk or hear. The employee is occasionally required to climb or balance. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds. It is common in this position to lift and/or move these weights while going up and down steps. Specific vision abilities required by this job include close vision, color vision, depth perception, and the ability to adjust focus
WORK ENVIRONMENT - While performing the duties of this job, the employee may be exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles and the risk of electrical shock. The noise level in the work environment is low to moderately quiet. The duties of this job make the environment moderately stressful.

Required Experience:
2 or more year’s full-time maintenance experience or experience in a related field.
Residential Property or Senior Care Community maintenance experience preferred.
Formal training or experience in the following areas: carpentry, light plumbing work, light electrical - work, painting, refurbishing and cleaning, air-conditioning.
Willingness to assist with and work in areas other than strictly repair maintenance; such as janitorial, custodial, gardening, etc.
Familiarity with contract work hours and OSHA Standards is required.
Required Skills and Abilities:
Valid Driver’s License and acceptable driving record required
Two (2) years supervisory experience with hands-on knowledge and skill in basic plumbing, heating, electric, etc. required.
Ability to work with co-workers and residents professionally in a demanding environment.
Must have the ability to work safely and follow safety directives.
Working Conditions:
Work conditions will vary from clean rental units to extremely dirty jobs such as plumbing repair and grounds work.
Will be exposed to cleaning solvents, paint fumes, dust, sharp objects and live electrical wiring.
Must be willing to work during days and be willing to work evenings, weekends, and holidays as needed to meet on-call needs.
