Full Job Description

EPC Real Estate Group is hiring a Community Manager to lead operations at two exceptional communities in Lenexa and one boutique community in Shawnee, KS.

Location: Lenexa, KS

Basic Function
Responsible for all day-to-day property operations across both communities, overseeing staff, financial performance, leasing, resident retention, and maintenance to enhance property value while delivering exceptional resident service.

Responsibilities
Financial

Demonstrate ability to understand financial goals, operate assets in owners’ best interest per company policies; prepare annual budgets and income projections accurately and on time.
Maintain accurate records of all transactions (e.g., rent rolls, delinquency reports, move-ins/move-outs); ensure rents, late fees, and deposits are collected, posted, and handled timely.
Generate legal actions and documents per state/company guidelines; manage A/P invoices, petty cash, vendor billing, scheduling, and certificates of insurance.

Leasing

Ensure properties rent to fullest capacity using effective marketing strategies and competitive analysis.
Monitor traffic logs, conversion ratios, renewal data, and market info; train leasing staff on closing techniques.
Represent the company professionally at all times.

Administrative

Implement procedures for efficient workflow; ensure leases and paperwork are completed accurately and entered into software timely.
Lead emergency response team, handling incidents (e.g., criminal activity, injuries, fires) to minimize liabilities.

Resident Retention

Address resident concerns promptly; develop retention programs (e.g., events, promotions, newsletters).
Distribute community notices; consistently enforce policies.

Personnel Management

Supervise entire on-site staff (e.g., Assistant Community Manager, Leasing Consultant, Maintenance Supervisor, Technicians, Groundskeepers, Painters) through hiring, training, scheduling, performance reviews, and disciplinary actions.
Coordinate with Maintenance Supervisor on schedules and assignments.

Maintenance

Oversee community appearance via regular inspections; ensure timely repairs, market-ready units, and service request handling.
Assist with budget for maintenance expenditures.

Safety

Ensure compliance with company, local, state, and federal safety rules; correct unsafe conditions promptly and promote “safety first” principles.

Additional Duties

Report resident complaints; work on-call, overtime, weekends, and holidays as required.
Perform other related duties as assigned; manage multiple projects/deadlines with quality and efficiency.

Supervisory Responsibilities

Develop and maintain effective organization through selection, training, compensation, motivation, and review of all on-site personnel.

Physical Requirements

Moves objects between floors; frequently bends/stoops, climbs stairs, kneels, balances, reaches, walks, and twists.
Normal range of vision, hearing, and speech.

Minimum 2 years on-site as a multifamily Assistant/Community Manager or 3 years supervisory in customer service; property management preferred. Prior residential experience required.
