Pierz Villa, Inc. is seeking a dedicated and experienced Director of Environmental Services to lead and oversee the facility’s Maintenance, Housekeeping, and Laundry Departments. This position is responsible for maintaining a safe, clean, comfortable, functional, and regulatory-compliant environment for residents, staff, and visitors.
The Director of Environmental Services provides leadership and direction to Maintenance, Housekeeping, and Laundry team members, oversees staffing and scheduling, manages preventive maintenance programs, supports Life Safety compliance, coordinates vendors and contractors, and promotes environmental safety and infection prevention practices.
The ideal candidate is a hands-on leader who is organized, dependable, solutions-oriented, and committed to providing high-quality service in a senior living or healthcare environment.
Key Responsibilities
Provide leadership, direction, supervision, and support to the Maintenance and Housekeeping Departments.
Establish clear expectations, responsibilities, performance standards, and departmental goals.
Manage staffing and scheduling, including work schedules, coverage, time-off requests, and department needs.
Conduct and document employee performance reviews and provide ongoing coaching, feedback, and development.
Address performance concerns in collaboration with facility leadership and Human Resources.
Assist with orientation, onboarding, training, and competency development of Maintenance and Housekeeping team members.
Foster teamwork, accountability, professionalism, and a positive work environment.
Oversee daily Housekeeping operations and ensure established cleanliness and sanitation standards are consistently maintained.
Monitor staffing, schedules, assignments, productivity, and quality of housekeeping services.
Ensure resident rooms, common areas, offices, utility areas, and other facility spaces are maintained in a clean, safe, and sanitary condition.
Partner with nursing and other departments to address environmental concerns and resident needs.
Monitor housekeeping supplies and equipment and maintain appropriate inventory levels.
Oversee facility maintenance operations and ensure timely completion of work orders.
Manage and maintain the facility’s maintenance system, including work orders, preventive maintenance schedules, inspections, documentation, and follow-up.
Develop, implement, and monitor comprehensive preventive maintenance programs.
Maintain building systems and equipment to maximize safety, reliability, efficiency, and useful life.
Perform or coordinate minor repairs and adjustments involving facility equipment and systems.
Identify maintenance concerns and ensure issues are addressed promptly.
Maintain accurate records of inspections, repairs, preventive maintenance, and required documentation.
Manage maintenance and housekeeping inventory, supplies, tools, and equipment.
Oversee Life Safety programs and support compliance with applicable federal, state, and local regulations.
Maintain readiness for regulatory inspections, surveys, and audits.
Implement and maintain facility safety, fire safety, emergency preparedness, infection prevention, and environmental safety programs.
Collaborate with department leaders to ensure regulatory requirements are understood and consistently followed.
Participate in facility committees and quality improvement initiatives as appropriate.
Maintain confidentiality and protect resident information in accordance with HIPAA and facility policies.
Coordinate with vendors, contractors, inspectors, and service providers for facility repairs, inspections, maintenance, and specialty services.
Obtain or coordinate estimates and recommend appropriate repairs or services.
Monitor contracted services to ensure work is completed safely, timely, and according to expectations.
Assist with facility projects, renovations, equipment replacement, and other environmental improvement initiatives.
Identify and resolve environmental, safety, and maintenance concerns promptly.
Promote a safe, comfortable, and welcoming environment for residents, families, staff, and visitors.
Provide guidance to facility staff regarding environmental safety, emergency procedures, infection prevention, and facility maintenance practices.
Respond appropriately to maintenance emergencies and participate in the facility’s on-call rotation.
Support emergency response activities and facility continuity during disruptions.
Required Qualifications
High school diploma or equivalent.
Prior leadership or supervisory experience; minimum of one year of supervisory experience preferred.
Previous experience performing maintenance activities, including repair of tools and equipment and grounds care.
Valid Minnesota driver’s license with a clear driving record.
Ability to meet all required background study requirements.
Ability to communicate effectively in verbal and written English.
Ability to work independently, prioritize responsibilities, solve problems, and effectively lead others.
Preferred Qualifications
Experience in nursing home, assisted living, senior living, healthcare, or long-term care environments.
Previous experience supervising Maintenance and/or Housekeeping/Laundry teams.
Experience with employee scheduling, performance evaluations, coaching, and staff development.
Boiler’s license required. If applicant doesn’t currently have license, applicant MUST obtain license within 1 year of employment.
Knowledge of Life Safety, fire safety, OSHA, infection prevention, emergency preparedness, and healthcare or senior living regulations.
Experience with preventive maintenance programs, facility inspections, and regulatory survey preparation.
Experience managing or overseeing housekeeping operations.
Working knowledge of HVAC, plumbing, electrical systems, laundry equipment, kitchen equipment, and other building systems.

Physical & Work Environment Requirements
This position requires the ability to perform physical activities necessary to safely maintain the facility and supervise environmental services operations.
Requirements include:
Ability to lift, carry, push, and pull equipment weighing up to 50 pounds.
Ability to stand, walk, kneel, stoop, bend, reach, sit, climb, push, and pull frequently throughout the workday.
Ability to safely operate maintenance equipment and hand and power tools.
Adequate hearing, vision, and manual dexterity to perform job responsibilities safely.
Ability to work indoors and outdoors in varying weather conditions.
Ability to work in environments that may be noisy, dusty, or exposed to varying temperatures.
Potential exposure to communicable diseases and environmental hazards common to healthcare and senior living settings
Position Type: Full-Time
Exempt Schedule: Variable hours; some after hours and weekends as needed. Schedule may vary based on facility needs, emergencies, projects, and regulatory requirements.
