Senior Property Manager
Location: Jacksonville, Florida (in-office opportunity)
Reports to: Alyssa Ray, Property Management Supervisor

Compensation structure:
$62,000 / yr salary
40-50 hours per week
+ $6,000 Short Term Incentives/yr
= $68,000 Total Possible Compensation
The opportunity:
The Senior Property Manager is a critical leadership position to our success as a company. The ideal candidate will bring significant property management experience and expertise to our Property Management team, serving as a resource, leader, and subject matter expert who elevates the performance of the entire department. In addition to managing a portfolio of approximately 2,000 homes and maintaining our outstanding customer service track record, this role will have expanded responsibility for driving rent collection and renewal results, supporting team performance, owning key financial and operational initiatives, and stepping in to resolve complex resident and team escalations. This position requires exceptional organization, problem-solving, leadership, and time management skills, along with the ability to leverage prior experience to improve our processes, develop our team, and exceed expectations for our residents and owners.
What you are great at (Responsibilities):
- Facilitate rent collection and payments
- Respond to phone calls and quickly adjust schedule as needs emerge
- Communicate with Section 8 Dept and other community agencies
- Responsible for lease renewals and resident relations
- Provide superior customer service to JWB residents
- Facilitate move out process with any residents vacating to ensure proper handling of utilities, possession of property, and expectation setting for move out related charges.
- Ensure positive move in experience for all residents
- Mediate between staff and resident, and support maintenance staff when necessary, to ensure resident satisfaction
- Additional Responsibilities assigned to the Senior level position:
- Oversee & own quarterly late fee incentives - goal of $100,000 collection minimum
- Oversee monthly-quarterly initiatives for PM business financial metrics.
- Quarterly team trainings
- Quarterly workshops with client facing department
- Monthly tracking of renewal objections
- HUD liaison - ownership of all failed inspections, homes in abatements, failed recertifications, and missing move in money.
- Inspection Vendor liaison - Monthly checks in for feedback on inspections, cleanings, possessions etc.
- Maintenance liaison - oversee major maintenance escalations and work collaboratively with maintenance and service team.
- Attend all JWB Town Halls or Resident Roundtables
- Attend all JWB Homebuying Classes
- Be able to step into any PM role as needed to support the PM staff
- New hire training
- Any other projects or responsibilities as assigned on a monthly or more frequent basis.
What you have already achieved (Requirements):
· Minimum 5-10 years of Property Management experience required
· College Degree Preferred (Minimum 2 years); High School Diploma Required
· Appropriate Score on Predictive Index (part of JWB’s hiring process which applicant will receive after app submission)
- Superior communication skills, collaborative with strong leadership and interpersonal skills
- Experience with customer de-escalation without having to involve leadership
- Work well in a team-oriented environment and analyze decisions with broad perspective
- Results oriented leader with high level of self-motivation
- Must be enthusiastic, creative and able to think both strategically and tactically
- Highest level of personal and professional integrity and ethics
- Strong customer service skills
- Demonstrated proficiency in Microsoft Office, Google Docs, Internet applications and related software
- Demonstrate effective and efficient decision-making skills

Time Commitment:
8:30a-5p Monday-Friday
** Minimal on-call responsibility during holiday closures or as back up to on-call staff
** Support after hours as needed for any escalations
Pay: $62,000.00 - $68,000.00 per year
