At Evergreen Property Management, we manage around 500 single-family homes in East Portland, Gresham, Sandy, Troutdale, Fairview, Happy Valley, and Damascus areas. What You’ll Do

Relationships & Communication: Serve as the primary point of contact for owners and tenants providing updates, addressing concerns, and ensuring satisfaction and retention.
Accounting: Rent collection, tenant charges, notices, utility management.
Administration: Tenant applications, agreements, lease renewals, move-ins, move-outs, reports, and analysis.
Maintenance: Receive and troubleshoot work orders, schedule, and dispatch vendors, communicate with tenants and owners, invoicing and billing.
Compliance and Risk Management: Stay informed of landlord-tenant laws and industry regulations, ensuring properties are managed with the highest ethical and legal standards.
Team Leadership: Lead and participate in daily huddles, oversee team processes, checklists, and timelines. Integrate with team and cross train for coverage.
Process Management: You’ll deliver the “Evergreen Experience” every time by designing, implementing, and monitoring company processes. If you nerd out over processes and making data-driven decisions, you’ve found your team!

What We’re Looking For

A proven property manager with experience in local, residential property management operations.
Strong knowledge of local landlord-tenant laws.
Excellent communication skills and a client-focused approach.
A proactive problem-solver and communicator who thrives in dynamic environments.
Ability to manage multiple projects and priorities with ease.

Role Requirements

At least 2 years experience as a property manager in Oregon.
Experience with Appfolio and Google Workspace.
Must have a valid driver’s license and a good driving record to travel between properties and perform company errands.
Complete a required comprehensive background check, including criminal history, employment verification, reference checks, and drug screening.
Ability to participate in after-hours maintenance on-call rotation.
Ability to work Monday-Friday 8:00am-5:00pm in Troutdale, OR office.
PLUS: Experience with ShowMojo and/or Monday.com
PLUS: Oregon Property Manager’s license and/or professional designations such as NARPM’s RMP or MPM. If a team member is interested in obtaining their PM license, Evergreen will provide reimbursement once the license is obtained. Support will also be provided to achieve NARPM professional designation

Physical Demands

Ability to remain seated or standing at a desk and work on a computer for extended periods.
Comfortable with repetitive motions such as typing and using a mouse or trackpad.
Good vision for reading and working on computer screens (with or without corrective lenses).
Ability to occasionally lift or carry light objects (e.g., laptops, office supplies, or small packages) up to 20 pounds.
Occasional moving as needed to retrieve supplies or attend meetings.
Awareness of maintaining ergonomic posture and workspace setup to prevent strain.
