Position Summary
The Maintenance Technician performs technical and mechanical work to keep apartment homes, building systems, amenities, grounds, and common areas safe, functional, clean, and aligned with Elysian Residential standards for appearance and resident service. The role includes diagnostics and repairs across multiple trades, preventive maintenance, make-ready, custodial and grounds care, pool support, and timely response to emergencies.
Essential Responsibilities
1. Service Requests and Repairs
· Diagnose and complete resident work orders in line with policies, safety standards, and code requirements, targeting completion within 24 to 48 hours when feasible.
· Perform general repairs across plumbing, electrical, carpentry, HVAC, appliances, and basic pool systems.
2. Make-Ready Process
· Conduct pre-move-out inspections and create detailed punch lists.
· Schedule and coordinate vendors and contractors as needed.
· Procure required materials and complete all tasks to Elysian standards.
· Perform final quality inspections before leasing or move-in.
3. Preventive Maintenance and Building Systems
· Perform routine inspections of building mechanical and life-safety systems and complete preventive maintenance per schedule.
· Monitor and adjust building controls, including HVAC equipment and boilers, and escalate issues promptly.
4. Custodial, Grounds, and Curb Appeal
· Maintain common areas and amenities by sweeping, mopping, vacuuming, dusting, trash removal, pressure washing, and periodic painting of curbs and signage.
· Keep grounds, dumpster areas, trash rooms, and chutes clean. Blow parking lots and sidewalks and maintain lighting.
· Support basic landscaping including trimming, pruning, watering, irrigation checks and minor fixes, and debris removal.
· Thoroughly clean breezeways and entries by removing cobwebs, replacing bulbs, mopping, pressure washing, and wiping doors and railings.
5. Pools
· Assist with pool care including testing chemicals, making adjustments, backwashing, and cleaning per local requirements.
6. Safety, Compliance, and Cost Control
· Follow OSHA and company safety procedures, use PPE, and participate in safety meetings and required training.
· Practice cost control by repairing when appropriate, avoiding waste, and using tools and materials correctly.
· Inspect vendor work periodically to confirm that scope, specifications, and quality standards are met.
7. Inventory, Documentation, and Shop Organization
· Track parts and materials used, return unused items to proper locations, and notify the supervisor of re-order needs.
· Maintain accurate records in the work-order system including diagnostics, actions taken, parts used, and completion status.
· Maintain shop, tools, and equipment in safe, organized, and operable condition. 8. On-Call and Emergencies
· Participate in the on-call rotation and respond to after-hours emergencies.
· React promptly to safety hazards, utility interruptions, leaks, and other urgent situations.
9. Resident Service and Teamwork
· Deliver professional, courteous service to residents and vendors.
· Communicate issues that fall outside listed responsibilities to the Maintenance Supervisor.
· Support a positive team environment and assist with other duties and special projects as assigned.
Qualifications
· High school diploma or GED preferred.
· Experience in apartment maintenance or a related field, with two or more years preferred.
· EPA Section 608 Type I and Type II or Universal certification required for HVAC work.
· Certified Pool Operator preferred.
· Valid driver license and acceptable driving record.
· General knowledge of construction, repair, and maintenance including drywall, basic carpentry, make-ready, and equipment operation.
· Ability to safely use maintenance tools and equipment including pressure washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
· Ability to use a computer to manage work orders and update records.
· Strong organization, time management, and customer service skills.
Physical Requirements
· Stand, walk, and move throughout buildings and grounds for extended periods.
· Climb stairs and ladders, access rooftops and confined spaces, reach overhead, bend, stoop, kneel, crouch, and crawl.
· Perform repetitive motions with hands and wrists and grasp tools effectively.
· Detect and respond to alarms and unusual equipment sounds.
· See clearly at close and far distances and distinguish colors for wiring and chemical testing.
· Regularly lift and carry up to 50 pounds, and occasionally up to 100 pounds with assistance or mechanical aid.
· Work indoors and outdoors in all weather conditions.
Work Environment
· Exposure at times to wet or humid conditions, moving mechanical parts, fumes or airborne particles, outdoor weather, extreme heat or cold, heights, confined spaces, and risk of electrical shock.
· Noise levels vary from low to loud depending on tasks.
