We’re seeking a dependable, customer-service-oriented individual to serve as the On-Site Property Manager for 100 North Main, a luxurious mid-rise apartment building in the heart of downtown Oshkosh, WI. Live on-site and enjoy a full rent credit that covers your entire monthly rent obligation — plus competitive biweekly pay and monthly performance bonuses. The total compensation value is approximately $53,000 per year ($46,000 worth of rent credit and salary, PLUS the potential for approximately $7,000 in bonuses). Full $46,000 base salary assumes adequate relevant property management experience. LIVING AT THE PROPERTY IS REQUIRED. Choose from spacious 1-, 2-, or 3-bedroom apartments that best fit your lifestyle.

OPTIONAL: For candidates looking for a full time position, ask about the option of combining this role with the property’s Common Area Cleaner position. Pay for cleaning would be in addition to the manager compensation.

100 North Main offers 62 spacious leased residential suites and first-floor office space in beautiful downtown Oshkosh. Residents enjoy premium amenities including underground parking, a fitness center, a 7th-floor community room, and a stunning rooftop terrace with breathtaking views of the Fox River and Lake Winnebago.

Responsibilities

Serve as the primary point of contact for current and prospective residents.
Conduct apartment showings and assist with leasing of available apartments.
Coordinate and oversee property maintenance and repairs with in-house maintenance staff and outside contractors.
Ensure the property meets high cleanliness and safety standards.
Manage rental agreements and assist with resident onboarding.
Perform routine inspections to uphold the quality standards of the community.
This is a part-time role with a flexible schedule, though occasional evening or weekend availability may be needed for resident inquiries or emergencies.
Conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA, Fair Housing, etc.).

Requirements

Residency required to live on-site in one of our spacious 1-, 2-, or 3-bedroom leased residential suites (your choice based on your needs).
Friendly, professional demeanor with a focus on positive resident relations.
Excellent communication and organizational skills.
Familiarity with the Microsoft Office suite of products.
Ability to handle basic administrative tasks and oversee vendors/contractors.
Prior property management experience is a plus but not required.
Clean background check and valid driver’s license.
