We are looking for a reliable, hard-working Maintenance Technician who specializes in a commonsense approach to long-term cost-effective maintenance scheduling approach to maintain properties. The right candidate will perform duties as necessary to ensure preventative maintenance of all buildings, apartments, and systems, and restorative projects as needed, and called upon.
Qualifications:
At least 3 years’ experience with one or more of the following: rough or finish carpentry, wood finishing, painting, plumbing, lighting, HVAC, maintenance, floor and tile. Post-secondary education in a related area of study may be substituted for experience on a year-for-year basis. Must have reliable transportation.
Knowledge, Skills and Abilities:
- General knowledge of the practices; procedures; equipment and materials used in the maintenance and repair of apartments, buildings and related systems (i.e., mechanical, electrical, heating and plumbing etc.)
- Ability to assess situations and make appropriate judgments, involving Operations Manager where appropriate.
- Basic knowledge of residential and commercial mechanical, electrical, and plumbing systems.
- Ability to determine work priorities.
Job Requirements:
- Provide a safe, clean and comfortable environment for all Residents and Tenants
- Follow all defined safety codes while performing all duties.
- Maintaining scheduled maintenance on: HVAC, fire and sprinkler equipment, generators, landscape, kitchen equipment and emergency pull cord equipment, and integrate new properties into the schedule. Keep detailed records of maintenance schedule in the Maintenance software.
- Perform any other duties or special assignments as directed by the Operations Manager.
- Repairing and maintaining vacated rooms which includes painting, carpet cleaning, walls, doors, woodworking, plumbing and electrical work.
- Responding to all maintenance requests and works proactively towards rapid completion.
- Ability to respond to emergency calls when necessary. (24-hour availability by phone).
- Clear written and oral communication skills to convey work progress.
- Flexibility to travel to all office locations.
- Own your own tools and vehicle large enough (Van, or Truck with locking cap) to perform necessary work.
- May need to haul construction materials to the sites from time to time.
- Performs and helps with snow removal. Performs and helps with spring lot clean ups.
- Keeps Common areas clean and stocked.
- Familiarity with App based phone technology and using electronic reporting of maintenance tickets.
- Is a stickler for detail.
Physical Requirements:
- The job’s functions require the following physical demands: occasional lifting (frequently lift/move up to 50 lbs. and occasionally lift/move up to 100 lbs.), carrying, pushing and/or pulling; some climbing of ladders (up to 2 story’s in height); some stooping, kneeling, crouching and/or crawling; and significant reaching, handling, speaking, writing, hearing, and fine finger dexterity; frequent standing, walking, and sitting.
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus.
- High volume of work and strict adherence to workload may be stressful.
- Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.
- Equipment used includes hand tools, handheld power tools, ladders, and other maintenance and cleaning specific tools. i.e., brooms, rakes, shovels, etc.
Compensation
- Pay Rate: Starting at $25 per hour. Actual pay will be commensurate with experience. Opportunity for overtime.
- Benefits are available after 90 Day Trial Period, Health Insurance, and Paid Time off.
- Flexible scheduling from 25 to 40 hours a week.

Work Location: Traveling between properties in the following counties: Kane, DuPage, Suburban Cook, Kendall, Lasalle, Grundy, Will.We're looking for a maintenance person who has the ability to organize and manage their time well. The ideal candidate for this position is passionate about problem solving, enjoys regularly interacting with customers and has a background in mechanical engineering. The successful candidate will be required to perform maintenance on all buildings, ensure that all company vehicles are in good condition and repair any equipment or products which have been damaged as a result of wear and tear.
Responsibilities:
- Repair and replace malfunctioning or obsolete equipment.
- Calculate and prepare budgets for maintenance work.
- Awareness of fire and building codes.
- Perform routine maintenance on building systems.
- Ability to work with a wide range of people, including those who are unruly, confused, and angry.
- Build useful working relationships with facility management personnel, maintenance workers, medical staff, and other care providers.
- Systematically determine the cause of equipment malfunctions using a logical approach.
