Resident Maintenance Technician: Mira Loma Apartments — Oxnard, California

Position Summary
Mira Loma Apartments, a 157-unit apartment community in Oxnard, is seeking an experienced, bilingual Resident Maintenance Technician .
This is a hands-on position for a well-rounded maintenance professional skilled in plumbing, electrical, appliance repair, drywall, painting, carpentry, and general property repairs. The Resident Maintenance Technician will manage daily work orders, preventive maintenance, apartment turnovers, emergency repairs, and the organization of a large on-site workshop and storage area.
The ideal candidate is dependable, organized, tech-savvy, able to work independently, and comfortable directing a groundskeeper or maintenance helper. This person must take ownership of their work, communicate professionally, and complete repairs cleanly and correctly.
Responsibilities
- Complete resident work orders and general property repairs.
- Troubleshoot plumbing, electrical, appliances, drywall, painting, doors, locks, cabinets, fixtures, and minor carpentry.
- Complete or assist in apartment turnovers and make-ready work.
- Perform preventive maintenance and identify leaks, safety issues, and deferred repairs.
- Determine when work should be completed in-house or referred to an outside contractor.
- Coordinate with vendors and confirm work is completed properly.
- Maintain accurate work-order notes, photographs, materials, and follow-up information.
- Organize and maintain the workshop, tools, replacement parts, and inventory.
- Assign and follow up on tasks given to the groundskeeper or helper.
- Communicate clearly with building manager, residents and vendors.
- Keep work areas, tools, and storage spaces clean and organized.
- Participate in the property’s after-hours emergency-response program.
Qualifications
- At least five years of apartment maintenance, property maintenance, construction, or professional handyman experience.
- Strong working knowledge of plumbing, electrical, appliance repair, drywall, painting, and carpentry.
- Fluent or professionally proficient in both English and Spanish.
- Excellent communication and customer-service skills.
- Strong organization, time management, and problem-solving abilities.
- Able to self-manage, prioritize work, and complete tasks without constant supervision.
- Comfortable using smartphones, email, photographs, and digital work-order software.
- Valid driver’s license and reliable transportation.
- Able to lift approximately 50 pounds and safely use ladders, hand tools, and power tools. Apartment maintenance, supervisory experience, HVAC knowledge, EPA certification, pool certification, and AppFolio experience are preferred.
Emergency Responsibilities
The Resident Maintenance Technician will respond to after-hours emergencies as needed, including active leaks, sewer backups, electrical hazards, flooding, loss of essential services, and other urgent property conditions. After-hours work and overtime will be compensated according to company policy and applicable California law. Management and outside vendors will provide backup when specialized assistance is required.
Compensation
Hourly range: $27-$32 per hour depending on experience.
On-site apartment may be included as part of the compensation package.
Paid overtime and emergency calls.
