Regional Maintenance Manager Description

Position Summary

Petrucci Residential is seeking an experienced, hands-on Regional Maintenance Manager to oversee maintenance operations across our luxury multifamily portfolio. This working leadership position is ideal for a highly skilled maintenance professional who excels in HVAC, capital improvement projects, vendor management, team development, and operational excellence.

The Regional Maintenance Manager is responsible for maintaining the highest standards of property appearance, resident satisfaction, preventative maintenance, and apartment readiness while providing leadership and technical support to Maintenance Supervisors throughout the portfolio. This position works closely with Property Managers, Regional Managers, and the Director of Operations to ensure consistency, efficiency, and exceptional service across all communities.

Key Responsibilities

Leadership & Operations

● Lead, mentor, and support Maintenance Supervisors and maintenance teams across the portfolio.

● Promote a culture of accountability, safety, teamwork, and exceptional customer service.

● Review resident satisfaction surveys with maintenance teams and implement action plans to improve service.

● Provide technical guidance and hands-on assistance for complex maintenance issues beyond the Maintenance Supervisor’s scope.

● Participate in the hiring, onboarding, training, and development of maintenance personnel.

● Participate in the company’s on-call rotation and respond to emergency situations as needed.

Portfolio Oversight

● Conduct routine site visits to each community a minimum of twice per month (excluding designated properties) to ensure company standards are consistently maintained.

● Partner with Property Managers and Regional Managers to identify operational needs and implement maintenance improvements.

● Maintain consistent maintenance procedures, quality standards, and best practices across all Petrucci Residential communities.

Capital Improvements (CapEx)

● Lead portfolio-wide capital improvement projects from planning through completion.

● Develop project scopes, solicit competitive bids, negotiate pricing, and oversee contractor performance.

● Coordinate project schedules with Property Managers and Maintenance Supervisors while minimizing disruption to residents.

● Monitor project budgets, timelines, and quality to ensure successful completion.

Vendor & Contractor Management

● Develop and maintain strong relationships with qualified vendors and contractors.

● Expand the company’s approved vendor network while negotiating pricing and service agreements that benefit the entire portfolio.

● Standardize vendor partnerships and purchasing processes across all communities.

● Monitor contractor performance to ensure quality workmanship, safety, and compliance with company expectations.

Maintenance & Preventative Programs

● Oversee preventative maintenance programs throughout the portfolio to maximize equipment life and reduce emergency repairs.

● Ensure Maintenance Supervisors complete required preventative maintenance on schedule.

● Establish and maintain portfolio-wide schedules for:

● HVAC systems

● Fire and life safety systems

● Water heaters

● Building mechanical systems

● Other preventative maintenance programs

● Track equipment installation dates, replacement cycles, warranties, and lifecycle planning.

Apartment Turns & Asset Standards

● Oversee apartment turn schedules and ensure homes are delivered on time and to Petrucci Residential quality standards.

● Establish company-wide standards for apartment renovations, finishes, materials, and maintenance supplies.

● Inspect completed apartment turns and capital projects to ensure consistency and quality.

● Collaborate with Property Managers to prioritize move-in schedules and vacant unit readiness.

Budgeting & Reporting

● Assist with annual maintenance budgets and capital expenditure planning.

● Prepare reports related to preventative maintenance, replacement schedules, and capital projects.

● Monitor maintenance spending and recommend cost-saving opportunities while maintaining quality standards.

Communication

● Maintain clear and consistent communication with Property Managers, Maintenance Supervisors, Regional Managers, and the Director of Operations.

● Ensure significant property concerns are communicated promptly and appropriate management is involved in decision-making.

● Support regional initiatives and provide operational assistance where needed.

Qualifications

● Universal EPA HVAC Certification (Required)

● Valid New Jersey Driver’s License with reliable transportation

● Minimum of three (3) years of maintenance management experience in multifamily housing

● Strong working knowledge of:

● HVAC systems

● Plumbing

● Electrical

● Appliance repair

● Carpentry

● General building maintenance

● Landscaping

● Experience managing capital improvement projects and vendor relationships

● Strong leadership, organizational, communication, and problem-solving skills

● Ability to manage multiple priorities while traveling between communities

● Experience using property management and maintenance software

● Bilingual preferred

Physical Requirements

● Ability to lift up to 75 pounds.

● Ability to stand, walk, bend, climb ladders, and work in confined spaces.

● Ability to work indoors and outdoors in varying weather conditions.

● Ability to respond to after-hours emergencies when required.
