Full Job Description

POSITION SUMMARY

The Project Manager will call on experience in construction to facilitate the involvement of WhiteSpace in new development projects and existing commercial properties and apartment communities with respect to infrastructure criteria, design and installation as well as for technology solutions that are used. This person works closely with various internal and external resources to outline technology and infrastructure objectives, prepare project plans and project contract documents, and coordinate those plans with the appropriate internal and external resource(s).

ESSENTIAL JOB FUNCTIONS

1. Provides project management and oversight on development projects with related technology or infrastructure initiatives for existing commercial properties and/or apartment communities. (30%)

Works with the WhiteSpace Team to collect business requirements and compile information for a Master Design Document for new WhiteSpace projects.
Ensures that projects, both for development and existing properties, are completed and executed in alignment with WhiteSpace specifications and Owner/Client Project Objectives.
Produces design drawings and other project related documents consistent with scopes of work WhiteSpace is contracted to perform.
Acts as liaison between WhiteSpace and outside vendors/contractors during the development process to ensure that both WhiteSpace and its standards are understood and implemented.
Ensures that infrastructure installation and technology components are installed in a timely fashion and meets budgetary expectations (capable of being controlled by WhiteSpace).
Provides oversight of low voltage installation through site inspection of systems and in person conversation with project teams and contractors, etc.
Surveys and assesses existing assets to determine functionality of low voltage systems. Working with the WhiteSpace team, the project manager will provide summary narrative, photos and recommendations to the client.

2. Communicates verbally and in writing to WhiteSpace manager/team, as well as external contacts such as architects, contractors, clients, and vendors to provide updates on projects. (40%)

Provides status updates, and project management files for projects, whether development or existing properties; ensures all relevant parties are updated and have a source of reference for ongoing project information.
In the event a project is behind, provide notice to affected parties and implement a plan to bring the project back on-track, or alert stakeholders of an unavoidable delay.

3. Research technology solutions. (15%)

Based upon information provided by the WhiteSpace team or external sources, research technology solutions available to resolve or enhance on-site business processes, marketing services or resident/tenant amenities.
Compile and document companies and products that meet the business requirements, investigate solutions and/or services and provide a detailed research and recommendation report to the business unit.

4. Facilitates remediation of systems experiencing errors by either working directly with vendors or by monitoring the support initiative of external and/or internal resources. (10%)

Works with the WhiteSpace team to assist in solving technical issues relating to building systems (such as building automation, access control, or security systems).
Serves as primary point of contact for client with respect to property wide technology solutions. Works with vendors and/or contractors to troubleshoot and correct technology service/system issues.

5. Monitors interaction with client and client project teams to determine areas of improvement, and to document and facilitate changes within the process. (5%)

CONTACTS

Internal contacts include WhiteSpace team – President/CEO; Vice President, Vice President of Operations and project managers as well as external contacts including marketing professionals, architects, contractors, and vendors.

EDUCATION

An undergraduate degree from an accredited college or university with a focus in Computer Science, Business, Information Technology, Engineering or related discipline. In the absence of a degree, related job experience in project management (preferably in the real estate industry), where a number of years and proven knowledge may offset the degree requirement. RCDD certification preferred.

EXPERIENCE

In addition to the education outlined above, at least 5 years of progressively responsible experience in commercial real estate construction and/or IT/OT project manager role preferably within the real estate industry. A proven track record in accomplishing objectives on assigned projects through collaboration among various workers, and seeking answers to obtain satisfactory results.

OTHER CRITICAL SKILLS

The Project Manager position requires a self-motivated, team-player with excellent communication and interpersonal skills. Ability to effectively prioritize in a fast-moving environment. Requires analytical skills and close attention to detail. Must possess excellent skills in MS Office Suite, basic IT skills and willingness to learn additional software programs. Proficiency Bluebeam and AutoCAD is required; training will be provided.

LOCATION and WORK ENVIRONMENT

This position may be remote based upon candidate experience and qualifications.

TRAVEL

Travel for this position is approximately 25% as required by project needs; occasional.
