About the Role
Our company is bringing revenue management in-house to oversee pricing, distribution, and demand strategy across seven properties spanning multiple coastal California markets — from independent boutique and select-service hotels to a branded upscale flagship. This is a newly created, full-time position replacing an outsourced revenue management arrangement, built to give each property dedicated, hands-on attention rather than shared bandwidth across a book of outside clients.
The role splits between two distinct disciplines: brand-compliant revenue management for a Marriott-flagged hotel with full brand standards, RFP, and distribution requirements, and independent-hotel pricing strategy across six other properties on a shared PMS platform. The right person is equally comfortable in structured brand systems and in building pricing strategy from scratch where there's more flexibility.
Properties Under Management
- Property 1 — ~60 rooms – flagship, branded
- Property 2 — ~30 rooms
- Property 3 — ~30 rooms
- Property 4 — ~30 rooms
- Property 5 — ~30 rooms
- Property 6 — ~15 rooms
- Property 7 — ~100 rooms
Total: ~300 rooms across seven properties
Three additional portfolio properties remain under ownership-controlled pricing and are outside the scope of this role.
Location & Travel
This role is remote-friendly but requires working hours aligned with Pacific Time, given daily coordination with GMs and on-property teams across the portfolio's markets. Regular in-person visits to portfolio properties are required. The baseline expectation is quarterly travel to the portfolio, with additional visits as business needs dictate — for example, new ownership contracts or franchise management agreements, or on-site support during rate strategy resets and peak season planning. Candidates based in California are preferred but not required, provided they can meet the travel expectations.
What You'll DoPricing & Strategy
- Own day-to-day rate strategy, pricing decisions, and demand forecasting across all seven properties
- Accountable for RevPAR, ADR, and occupancy performance against comp set and budget at each property
- Build and maintain pricing calendars that account for local demand generators, seasonality, and event-driven compression across four distinct geographic markets
- Monitor and adjust for shifts in market demand, competitor pricing, and booking pace
- Develop group and catering pricing strategy alongside transient pricing, particularly for the flagship property's event space and F&B outlets
- Maintain full compliance with brand standards where applicable for revenue management at the flagship property, including rate parity, distribution requirements, and brand.com rate loading
- Manage GDS presence and participate in corporate/group RFP season for the flagship property
- Complete and maintain required Marriott revenue management certifications, including One Yield
- Represent the flagship property in Marriott's revenue management systems and reporting cadence
Distribution & Systems
- Manage rate loading and parity across OTAs, GDS, and direct channels
- Work across multiple PMS environments used within the portfolio (ASI, AutoClerk Cloud, CloudBeds, and Galaxy Lightspeed — transitioning to AgilSys / Power of M) — understanding the operational differences between them
- Maintain or help select a rate-shopping / competitive intelligence tool for the portfolio
Reporting & Collaboration
- Deliver regular pricing and performance reporting to the Regional Manager and GM leadership
- Lead the weekly flagship-property revenue management call
- Partner directly with GMs at each property — not a vendor relationship, an embedded one
- Maintain STR compset accuracy and support formal STR submissions as needed
What You Bring
- 3+ years of hotel revenue management experience, ideally across multiple properties or a portfolio
- Comfort working across multiple PMS platforms; experience with ASI, AutoClerk Cloud, CloudBeds, or Galaxy Lightspeed a plus, not required
- Strong Excel/spreadsheet skills; experience with rate-shopping and RMS tools
- Ability to communicate pricing rationale clearly to non-revenue GMs and ownership
- Self-directed — this is a new role being built from the ground up, not stepping into an established system
Nice to Have
- Direct experience with a major hotel brand's revenue systems and standards — Marriott experience a strong plus
- Experience managing revenue for an independent hotel alongside a branded property simultaneously
- Familiarity with STR compset construction and submission
- Prior in-house (vs. agency/outsourced) revenue management experience
