Director of Business Development — Facility & Asset Management Services

Wellstead Management, LLC | Remote (Northeast U.S. preferred) | Full-time Compensation: $100,000-$150,000 base + uncapped commission

The Opportunity

Wellstead Management manages a portfolio exceeding $325 million across healthcare, life sciences and pharmaceutical, higher education, senior living, and commercial real estate. We deliver integrated facilities management, owner's representation, construction oversight, real estate and asset management, sustainable operations, IT services, and regulatory compliance — thirteen service lines under one roof.

We are led by owner-side operators, not brokers. Our leadership team has spent 25+ years running facilities, engineering, and real estate organizations for health systems, research campuses, and institutional owners. We know how our clients evaluate vendors because we used to be the ones evaluating them.

We're hiring one senior seller to own national growth. This is not a role where you build a company from scratch — you inherit active engagements, live pursuits with regional health systems and institutional portfolios, a codified service catalog, and finished proposal and marketing infrastructure. What we need is someone who can open doors we haven't opened and close contracts at scale.

What You'll Own

Source, structure, and close facilities management, property management, asset management, and owner's representative agreements — multi-year, multi-site, institutional.
Own the full cycle: target identification, relationship development, RFP and RFQ response strategy, pricing collaboration, negotiation, and close.
Build and defend relationships with Facility Directors, VPs of Real Estate, COOs, and procurement leadership at hospital systems, universities, pharma and life sciences campuses, and commercial portfolios.
Work directly with the Managing Partner on deal structure, pricing, and contract terms — no layers, no committee.
Maintain a disciplined pipeline in CRM and forecast accurately.
Grow existing accounts through service-line expansion.

What You Bring

You've done this. Specifically:

You have personally closed multi-year facilities management, property management, asset management, or owner's rep contracts with institutional owners — not one-off projects, not staffing placements, not equipment sales.
You've led or heavily contributed to winning RFP responses for hospital systems, universities, or public-sector owners, and you understand how those procurement cycles actually run.
You have live relationships with facility and real estate decision-makers in at least one of our core verticals.
You understand how integrated FM and owner's rep contracts are priced, scoped, and defended — management fee vs. cost-plus vs. fixed, transition risk, KPI and SLA structures.
You're comfortable being the only BD leader in the room and running without heavy air cover.
Bachelor's degree or equivalent operating experience. We care what you've closed, not where you studied.
