Stonebridge Ranch Community Association, one of the premier master-planned communities in North Texas, is seeking a Director of Landscape & Grounds to lead landscape and irrigation operations across one of the largest master-planned communities in North Texas, encompassing approximately 500 acres of maintained common areas and serving 9,465 homes.
This position is responsible for overseeing the day-to-day landscape and grounds operations of the Association through proactive vendor management, field inspections, operational coordination, and financial oversight. The Director will work closely with contractors, leadership, staff, homeowners, and consultants to ensure high community standards, operational accountability, and consistent service delivery throughout the community.
The ideal candidate is a strong operational leader who can effectively manage contractors, drive accountability, communicate professionally, and collaborate across departments while aligning with the overall operational direction established by the General Manager
Landscape maintenance, irrigation operations, and routine field execution are primarily contractor-performed services
This role is responsible for operational oversight, quality control, vendor accountability, budgeting, planning, and strategic coordination
Success in this role requires the ability to lead through systems, communication, organization, and accountability
Requires active field engagement and routine community inspections
Requires strong operational judgment, professionalism, and accountability
This is not a primarily office-based role
Candidates must be comfortable managing large-scale operations, contractors, budgets, and leadership communication
Requires strong collaboration and alignment with the General Manager and leadership team
Landscape Operations & Community Standards
Conduct routine field inspections throughout the community and common areas
Ensure landscape vendors maintain consistent quality and presentation standards
Identify operational deficiencies proactively and drive corrective action
Maintain strong operational awareness and visible field presence throughout the community
Support overall enhancement of community aesthetics and maintenance standards
Vendor Management & Contract Oversight
Oversee landscape, irrigation, tree care, and related service contractors
Enforce contract scope, service expectations, timelines, and performance standards
Conduct vendor meetings, inspections, and performance evaluations
Hold vendors accountable through structured follow-up and documentation
Coordinate bid processes, contract renewals, and vendor recommendations
Ensure contractor reporting, inspections, and documentation requirements are met
Ensure vendors operate within contractual scope and service expectations while minimizing operational dependency on internal staff for contractor-performed functions
Irrigation & Water Management
Oversee irrigation performance, contractor execution, and infrastructure planning
Monitor water usage trends and support conservation initiatives
Review irrigation reporting, audits, repair recommendations, and system performance
Coordinate operational priorities related to irrigation systems and water management
Assist with long-term planning related to irrigation infrastructure and efficiency
Financial & Operational Oversight
Manage department budgets related to landscape and irrigation operations
Interpret financial reports and monitor operational spending trends
Support forecasting, contract planning, and capital improvement coordination
Align operational decisions with budget objectives and long-term planning
Support reserve planning efforts, infrastructure coordination, and capital improvement initiatives as needed
Team Leadership & Cross-Department Coordination
Supervise assigned administrative support staff and internal workflows
Coordinate effectively with maintenance, compliance, communications, lifestyle, and other departments
Maintain accountability, organization, and follow-through across operational priorities
Support leadership initiatives and evolving operational needs
Ensure operational alignment with the General Manager and leadership team
Reporting, Communication & Board Support
Prepare operational, irrigation, and financial reports for leadership review
Utilize Excel and related systems for tracking and performance management
Prepare presentations and updates for Board and committee meetings
Communicate clearly, professionally, and confidently in both written and verbal formats
Maintain organized documentation and operational reporting standards

3+ years of experience in landscape operations, grounds management, property operations, or related field
Proven experience overseeing contractors and service-based operations
Strong organizational and operational leadership skills
Experience managing budgets and interpreting financial reports
Working knowledge of irrigation systems and water management practices
Supervisory and team coordination experience
Proficiency in Microsoft Excel and PowerPoint
Strong written, verbal, and presentation communication skills
Demonstrated ability to collaborate cross-functionally and partner with leadership
Experience in HOA, master-planned community, municipal, or property management environments
Experience coordinating large-scale vendor operations
Familiarity with sustainability and water conservation practices
Ability to stand and walk for extended periods throughout the workday.
Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
Manual dexterity to operate tools, equipment, and machinery safely.
Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
Ability to wear and use appropriate personal protective equipment (PPE).
Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
$75,000 to $85,000 yearly, depending on education and experience.
