We are seeking a skilled and reliable Maintenance Technician to join our team and help ensure the smooth daily operations of our commercial office buildings.

Job Overview
We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will possess a strong background in facilities maintenance, with a focus on ensuring the optimal functioning of equipment and systems. This role requires hands-on experience in various maintenance tasks, including electrical work, mechanical repairs, and customer service. The Maintenance Technician will play a crucial role in maintaining a safe and efficient working environment.

Responsibilities

Perform routine inspections and preventative maintenance on building systems (HVAC, plumbing, lighting, fire/life safety, etc.).
Troubleshoot and resolve issues related to programmable logic controllers and electrical systems.
Interpret schematics to diagnose problems and implement effective solutions.
Respond promptly to work orders and tenant service requests.
Maintain accurate records of maintenance activities using Computerized Maintenance Management Systems (CMMS).
Maintain cleanliness and organization of maintenance areas and tools.
Assist with vendor coordination for specialized repairs or inspections.
Provide excellent customer service by addressing maintenance requests promptly and professionally.
Monitor building automation systems (BAS) and adjust as necessary.
Ensure building systems are operating efficiently and safely.
Collaborate with team members to identify areas for improvement in maintenance processes.
Complete daily logs, inspection reports, and maintenance records.

Skills

Proficient in working with programmable logic controllers and understanding their applications.
Ability to read and interpret schematics for troubleshooting purposes.
Experience in facilities maintenance, ensuring all systems are operational and compliant with safety standards.
Background in manufacturing environments is advantageous.
Strong customer service skills to interact positively with clients and team members.

Qualifications:

High school diploma or equivalent required; technical training or certifications a plus.
2+ years of experience in commercial property maintenance or building operations.
Working knowledge of HVAC, electrical, plumbing, and general building systems.
Ability to read blueprints, schematics, and technical manuals.
Strong problem-solving skills and attention to detail.
Basic computer literacy (email, CMMS systems, BAS interface).
Ability to lift 50 lbs, climb ladders, and work in various conditions.
Valid driver’s license; background check may be required.

Preferred Qualifications:

EPA Universal Certification
OSHA 10 or 30 Certification
Experience with Building Automation Systems (e.g., Johnson Controls, Siemens)
Prior work in Class A commercial office buildings

Work Schedule:

Monday – Friday, 8:00 AM – 5:00 PM
On-call availability for emergency repairs (rotating schedule)

Job Type: Full-time

Pay: $26.00 - $30.00 per hour

Expected hours: 40 per week
