We are seeking an experienced, polished, and highly capable Property Manager to lead a premier high-rise multifamily community in downtown Portland. This is a high-visibility leadership role for a seasoned operator who brings strong financial acumen, refined communication skills, operational discipline, and the ability to lead a large team with clarity, accountability, and care.
Position Overview
The Property Manager will be responsible for the overall performance, operations, financial health, resident experience, leasing strategy, and team leadership of a large high-rise multifamily community. This role requires a confident and experienced leader who has successfully managed a high-rise, large-scale multifamily asset, or similarly complex residential property.
The ideal candidate is professional, composed, and service-oriented, with a proven track record of long-term commitment and success in prior roles. They will bring strong administrative and financial capabilities, deep knowledge of multifamily operations, experience managing leasing and maintenance teams, and confidence using Yardi for reporting, operations, leasing, and financial management.
This is not an entry-level property management role. We are looking for a strategic, hands-on leader who understands how to balance resident satisfaction, team performance, owner expectations, revenue goals, compliance, asset preservation, and operational excellence.
What You’ll Lead
As the Property Manager, you will serve as the primary leader of the community and will be accountable for creating a professional, organized, high-performing environment. You will oversee daily operations while also thinking strategically about occupancy, revenue, expenses, resident retention, team development, building maintenance, and long-term asset performance.
You will lead with presence, professionalism, consistency, and care. You will be expected to set the tone for the property, build trust with residents and team members, communicate effectively with ownership and leadership, and ensure the community is operating at the highest standard.
Key ResponsibilitiesLeadership & Team Management
- Lead, coach, develop, and hold accountable a large on-site team, including leasing, administrative, concierge, and maintenance personnel.
- Create a positive, professional, and performance-driven team culture aligned with the Meritus vision pillars: Centered on People, Committed to Care, and Connected by Community.
- Set clear expectations for team members and ensure consistent execution of company policies, operational standards, resident service protocols, and leasing goals.
- Conduct regular team meetings, one-on-one check-ins, performance conversations, and training to support employee development and accountability.
- Partner with regional leadership and corporate support teams to ensure property goals, ownership objectives, and company standards are met.
- Promote a workplace culture rooted in professionalism, collaboration, responsiveness, and pride in the community.
- Lead by example in appearance, communication, follow-through, organization, and resident service.
Financial Performance & Reporting
- Own the financial performance of the property, including revenue management, expense control, budget execution, delinquency management, and variance reporting.
- Prepare, review, and manage annual operating budgets in partnership with leadership and ownership.
- Monitor property financial performance, including income, expenses, net operating income, occupancy, concessions, bad debt, collections, and controllable expenses.
- Review operating statements, financial reports, general ledger activity, invoices, and budget variances with accuracy and confidence.
- Provide thoughtful financial analysis and recommendations to improve property performance.
- Manage accounts receivable, rent collections, delinquency follow-up, payment plans, and legal escalation in accordance with company policy and applicable law.
- Review, code, approve, and manage invoices in a timely and accurate manner.
- Partner with leadership to identify revenue opportunities, expense savings, operational efficiencies, and capital needs.
- Ensure all financial reporting is accurate, timely, complete, and supported by strong administrative practices.
Leasing, Marketing & Revenue Management
- Oversee leasing strategy, occupancy performance, renewal performance, traffic conversion, pricing recommendations, and resident retention efforts.
- Ensure leasing team members are trained, polished, professional, and effective in converting prospects into residents.
- Monitor market trends, competitor pricing, concessions, availability, lease expirations, and occupancy exposure.
- Partner with leadership to recommend pricing adjustments, leasing specials, renewal strategies, and marketing initiatives.
- Review leasing reports, traffic reports, availability, applications, approvals, denials, move-ins, and move-outs.
- Ensure leasing practices comply with Fair Housing, landlord-tenant laws, company standards, and all applicable federal, state, and local regulations.
- Maintain strong awareness of the downtown Portland rental market and the expectations of high-rise residents.
- Ensure the leasing experience reflects the quality, professionalism, and service standards of the community.
Maintenance, Facilities & Asset Preservation
- Partner closely with the maintenance leadership team to ensure the high-rise is maintained to an exceptional standard.
- Oversee building operations, preventative maintenance, inspections, work order performance, vendor coordination, capital projects, and unit turns.
- Ensure common areas, amenities, building systems, grounds, parking areas, elevators, and residential units are clean, functional, safe, and well-presented.
- Monitor maintenance response times, resident satisfaction, emergency preparedness, and service quality.
- Conduct regular property walks and inspections to identify maintenance needs, curb appeal opportunities, safety concerns, and operational issues.
- Coordinate with vendors, contractors, and internal teams to ensure work is completed on time, within budget, and to company standards.
- Assist in planning and managing capital improvement projects, major repairs, and owner-approved initiatives.
- Ensure compliance with building codes, safety requirements, inspections, permits, and company maintenance standards.
Resident Experience & Community Management
- Serve as a professional and composed point of escalation for resident concerns, complaints, disputes, and service issues.
- Build and maintain positive relationships with residents through clear communication, responsiveness, fairness, and follow-through.
- Ensure resident concerns are handled promptly, respectfully, and in alignment with company policy.
- Oversee lease enforcement, notices, resident communications, move-in/move-out processes, renewals, transfers, and resident account issues.
- Promote a sense of community through thoughtful resident engagement, service consistency, and collaboration with the on-site team.
- Maintain a hospitality-minded approach appropriate for a downtown high-rise community.
- Ensure the resident experience supports retention, reputation, and long-term property success.
Administrative Excellence & Compliance
- Ensure accurate and complete property records, lease files, resident correspondence, vendor files, incident reports, financial records, and operational documentation.
- Use Yardi consistently and accurately for leasing, resident accounts, work orders, reporting, financial review, and daily property operations.
- Maintain strong administrative controls around applications, lease execution, renewals, notices, deposits, rent charges, move-outs, invoices, reporting, and compliance.
- Ensure compliance with Fair Housing, Oregon landlord-tenant law, Portland-specific rental regulations, anti-discrimination laws, company policies, and ownership requirements.
- Prepare and deliver reports for leadership and ownership as requested.
- Ensure all deadlines are met, including reporting, budget submissions, invoice approvals, compliance requirements, team reviews, and operational follow-up.
- Maintain confidentiality, professionalism, and accuracy in all administrative and resident-related matters.
Ideal Candidate Profile
The ideal candidate is a polished, steady, and experienced multifamily leader who has successfully managed a high-rise or large residential community. This person is financially sharp, administratively strong, resident-focused, and confident leading a sizable team.

- Successful experience managing a high-rise, large-scale multifamily community, or complex residential asset.
- A history of meaningful tenure, career stability, and progressive responsibility in prior property management roles.
- Strong leadership presence and the ability to earn trust from residents, team members, vendors, owners, and executive leadership.
- Comfort managing financials, budgets, revenue, operating statements, and variance reporting.
- Proven ability to lead leasing performance, maintenance operations, resident experience, and administrative execution.
- Strong command of Yardi and Microsoft Office.
- Professional communication skills, sound judgment, emotional intelligence, and excellent follow-through.
- A hands-on leadership style balanced with strategic thinking and operational discipline.
- The ability to remain calm, organized, and effective in a fast-paced high-rise environment.
Required Qualifications
- Minimum of 5 years of property management experience, with demonstrated success managing a high-rise, large multifamily community, or comparable residential asset.
- Prior experience supervising a large on-site team, including leasing and maintenance personnel.
- Strong financial management experience, including budgeting, variance reporting, operating statement review, delinquency management, and expense control.
- Proficiency with Yardi required.
- Strong working knowledge of Fair Housing, landlord-tenant laws, anti-discrimination laws, leasing compliance, and property operations.
- High level of professionalism, polish, discretion, and communication skill.
- Strong administrative, organizational, and problem-solving abilities.
- Ability to manage competing priorities, deadlines, resident concerns, team needs, and ownership expectations.
- Proficiency in Microsoft Office, including Outlook, Word, and Excel.
- Ability to read, write, and speak English fluently.
- Bachelor’s degree preferred; equivalent property management experience will be considered.
Preferred Qualifications
- Experience managing a downtown, urban, high-rise, luxury, mixed-use, or Class A multifamily community.
- Experience managing properties with structured parking, elevators, concierge/front desk operations, amenity spaces, and complex building systems.
- Strong experience with revenue management, pricing strategy, renewal strategy, and market analysis.
- Experience preparing owner reports or participating in ownership calls.
- Experience managing capital projects or major building improvements.
- Demonstrated long-term success and stability in prior roles.
- Industry certifications such as CAM, CAPS, ARM, or CPM are a plus.

Compensation will be competitive and commensurate with experience. Final compensation will be based on qualifications, leadership experience, high-rise management background, financial expertise, and overall fit for the role.
Work Environment
This is an in-person leadership role based at a high-rise multifamily community in downtown Portland. The Property Manager should be comfortable working in a fast-paced, resident-facing environment that requires professionalism, urgency, organization, and sound judgment.
The role requires regular property walks, resident interaction, team leadership, vendor coordination, office-based administrative work, and participation in property inspections and operational meetings.
