We are seeking a motivated and career-driven Manager in Training to join our team. This position is designed to prepare the selected candidate to independently manage a self-storage facility. The Manager in Training will work closely with experienced Property Managers and company leadership to learn all aspects of facility operations, sales, customer service, financial procedures, property maintenance, and team leadership.
The ideal candidate is energetic, outgoing, detail-oriented, dependable, and committed to providing excellent customer service. Candidates must be comfortable working independently, taking initiative, meeting sales goals, and traveling between assigned locations as needed.
This position offers opportunities for advancement into a Property Manager role based on performance, successful completion of training, and company needs.
Job Responsibilities
- Complete a structured training program covering all aspects of self-storage facility management.
- Assist the Property Manager with the day-to-day operations of the facility.
- Learn opening and closing procedures and independently operate the office when assigned.
- Guide prospective customers through the rental process, explain rental agreements, and recommend appropriate storage solutions.
- Respond to telephone, online, and walk-in inquiries professionally and promptly.
- Provide excellent customer service and resolve customer concerns, billing questions, and account issues.
- Process customer payments and maintain accurate account records.
- Prepare daily bank deposits and financial reports.
- Contact customers regarding delinquent accounts and follow established collection procedures.
- Focus on increasing facility occupancy, rental conversions, and merchandise sales.
- Conduct property inspections and help maintain a clean, safe, and professional facility.
- Clean vacated storage units, hallways, offices, and common areas as needed.
- Learn company policies, operational procedures, safety requirements, and applicable self-storage regulations.
- Dispatch, receive, inspect, and maintain U-Haul truck rentals, when applicable.
- Assist with inventory control and the sale of locks, boxes, packing supplies, and other merchandise.
- Support multiple STORAGExperts locations and travel between facilities as assigned.
- Demonstrate leadership, teamwork, accountability, and sound decision-making.
- Perform Property Manager duties during absences, vacations, or staffing shortages, as assigned.
- Complete additional duties and training activities as required.
Qualifications, Skills, and EducationEducation
- High school diploma or GED equivalent required.
Experience and Qualifications
- Previous experience in self-storage, property management, retail sales, hospitality, or customer service preferred.
- Previous leadership, supervisory, or management experience is a plus.
- Intermediate computer skills, including proficiency in Microsoft Word, Teams, Excel, and PowerPoint.
- Experience with self-storage management software, including SiteLink, is a plus.
- Strong sales, customer service, communication, and problem-solving skills.
- Excellent organizational skills and attention to detail.
- Ability to learn operational and financial procedures quickly.
- Ability to work independently and as part of a team.
- Strong work ethic, dependability, and professional judgment.
- Ability to manage multiple priorities in a fast-paced environment.
- Weekend availability is required.
- Ability and willingness to travel between company locations up to 50% of the time.
Work Environment
- Clean, professional, and friendly office environment.
- Frequent outdoor exposure while inspecting and maintaining the property.
- Periods of high customer traffic, as well as slower periods during which administrative, maintenance, and follow-up work must be completed.
- Regular travel between assigned storage facilities may be required.
Physical Demands
- Frequently remain in a stationary position for extended periods, including sitting for up to two hours.
- Frequently stand, walk, bend, stoop, reach, and move throughout the facility.
- Occasionally lift or carry objects weighing up to 40 pounds.
- Frequently communicate with customers in person and by telephone regarding rentals, billing, accounts, and other facility-related matters.
- Regularly use computers, office documents, security systems, and facility equipment.
- Occasionally climb or descend stairs and reach overhead to inspect or service areas of the property.
License and Transportation Requirements
- Must have reliable personal transportation.
- Must possess a valid driver’s license and current automobile insurance.
- Must be able and willing to travel between assigned company locations.
Employment Type and Compensation
Job Type: Full-time
Pay: $16.00–$18.00 per hour
