The Opportunity
We are hiring a General Manager to take full operational ownership of our residential and short-term rental portfolio. This person will oversee long-term apartments, co-living operations, and a growing Airbnb business, managing multiple teams while ensuring every property reflects the level of quality the founders expect.
This is a full-time role designed for an experienced operator who can deliver GM-level results. Success requires judgment, discipline, urgency, and the confidence to make decisions.
If you enjoy building systems, holding teams accountable, and delivering consistent excellence — you will thrive here.
Because this role carries full operational ownership across multiple business lines that operate 7 days a week, the General Manager will be expected to be on call every other weekend to support the teams across all three businesses.
Operational Leadership
- Own day-to-day performance across all three business lines
- Act as the senior on-the-ground decision-maker and escalation point
- Translate founder expectations into execution, systems, and results
- Identify problems early and solve them decisively
Residential & Co-Living Operations
- Oversee leasing and tenant operations for approximately 175 residents
- Lead the leasing team to maintain strong occupancy and clean turnovers
- Ensure fast, professional, and fair tenant communication
- Enforce house rules, lease compliance, and property standards
- Drive resident satisfaction, retention, and operational consistency
Short-Term Rental (Airbnb) Operations
- Ensure short-term rentals operate at a top-tier, 5-star level
- Directly manage and hold accountable the following teams:
- Laundry
- Cleaning
- Guest Communications
- Inspections
- Inventory & Supplies
- Own turnover quality, inspection accuracy, and unit readiness
- Monitor guest feedback daily and correct issues immediately
- Protect reviews, reputation, and revenue through operational excellence
Team Leadership & Accountability
- Hire, train, and manage team leads who own their departments
- Set clear expectations, KPIs, and non-negotiable standards
- Coach performance — and address underperformance quickly
- Build a culture of pride, urgency, and ownership
Quality Control
- Personally ensure properties meet company standards — always
- Conduct audits, spot checks, and proactive quality reviews
- Prevent small issues from becoming big ones
- Raise standards over time rather than letting them drift
Communication & Reporting
- Report directly to the President with clear, honest updates
- Surface issues early — not after they become problems
- Recommend improvements that make the business stronger and more scalable
Who This Role Is For
- An experienced operations leader who thrives with responsibility
- Someone who takes pride in clean execution and high standards
- A decisive, organized, and calm problem-solver
- A leader who can manage people without micromanaging
- Someone who wants impact, autonomy, and trust — not bureaucracy
Who This Role Is Not For
- Someone who needs constant direction
- Someone uncomfortable holding people accountable
- Someone who prefers task work over leadership
- Someone who wants a low-pressure environment
Schedule & On-Call Expectations
Our business operates 24/7, with different team members providing coverage throughout the day and night. While the General Manager is not expected to be actively working around the clock, this is a senior operational role and requires flexibility outside of normal business hours.
The General Manager is expected to remain available and responsive to urgent operational issues and emergencies during the week, including when situations arise later in the evening. Many routine matters are handled by our team, but the General Manager serves as the escalation point when management-level involvement is needed.
Weekend on-call responsibility rotates, with the General Manager generally receiving every other weekend completely off from operational/on-call responsibilities.
Because this role occasionally requires attention outside of traditional business hours, we offer a flexible workweek in return. We encourage the General Manager to adjust their schedule when appropriate, allowing for flexibility during the day while still ensuring the operation is fully supported. We believe in a healthy work-life balance and focus on results, responsiveness, and operational performance rather than a rigid daily schedule.
Experience & Requirements
- 5+ years in property management, hospitality, or operations leadership
- Experience managing long-term rentals and short-term rentals preferred
- Strong people-management and organizational skills
- Excellent written and verbal communication
- Comfortable making decisions and standing behind them
- Must have a reliable personal vehicle
- Must be available to travel to and operate within Providence as needed, including availability across all 7 days of the week
Why This Role Is Compelling
- Real ownership of a meaningful operation
- Direct access to leadership and fast decision-making
- High trust, high accountability culture
- Opportunity to grow with a company that is actively expanding
- Flexible hours paired with high expectations
