POSITION SUMMARY
The Accounting Manager of Property Operations is responsible for leading the day-to-day accounting operations for Affiliate Management Services' property portfolio while ensuring accurate financial reporting, strong internal controls, and consistent accounting practices across the organization. Reporting to the Director of Property Management, this position partners closely with Area Managers, Property Managers, Asset Management, and Executive Leadership to support operational success through timely financial reporting, budgeting, cash management, and process improvement.
This key position serves as a trusted business partner by providing financial guidance, maintaining accounting integrity, improving efficiencies, and helping operational teams understand the financial performance of their communities.
LEADERSHIP & CULTURE

- Provide training, guidance, and ongoing support to Property Managers and operational staff on accounting procedures, financial reporting, budgeting, and company financial policies.

ACCOUNTING OPERATIONS
- Oversee the day-to-day accounting operations for the property portfolio, ensuring accuracy, consistency, and compliance with company policies and accounting standards.
- Prepare and review monthly financial statements, supporting schedules, and month-end reporting packages for ownership and leadership.
- Manage month-end and year-end close processes, including general ledger review, journal entries, account reconciliations, and financial analysis.
- Reconcile bank accounts, balance sheet accounts, security deposits, and other financial records while identifying and resolving discrepancies in a timely manner.
- Oversee accounts payable, accounts receivable, cash management, and invoice processing to ensure accurate coding, timely payments, and proper financial controls.
- Maintain general ledger and accounting records by ensuring transactions are accurately recorded and documented.
- Identify opportunities to improve accounting processes, internal controls, and workflow efficiencies while promoting consistency across the property portfolio.
- Support acquisitions, property transitions, system implementations, and other accounting-related projects as assigned.
FINANCIAL MANAGEMENT & REPORTING
- Prepare and distribute monthly financial reports for ownership, leadership, and other stakeholders.
- Analyze financial performance, identify trends and variances, and recommend opportunities for improvement.
- Assist with annual budgets, forecasting, and capital planning.
- Monitor operating expenses, capital expenditures, and overall financial performance.
- Support lender, ownership, investor, and other required financial reporting.
PROPERTY ACCOUNTING SUPPORT
- Partner with Property Managers to review monthly financial results.
- Assist with budget preparation and variance explanations.
- Provide accounting guidance related to leasing activity, rent collections, security deposits, and resident ledgers.
- Provide training and support to site teams on accounting procedures, financial reporting, and company best practices.
- Support new property transitions, acquisitions, and management takeovers.
COMPLIANCE & INTERNAL CONTROLS
- Maintain accurate financial records and support documentation in accordance with company policies and standards.
- Ensure compliance with internal accounting policies, regulatory requirements, and owner reporting standards.
- Assist with internal and external audits, owner requests, and financial reviews.
- Maintain strong internal controls over cash management, financial reporting, and accounting processes.
- Support financial reporting requirements for affordable housing programs, lenders, and ownership entities, as applicable.
- Identify and recommend improvements to accounting policies, procedures, and internal controls.
SYSTEMS & PROCESS IMPROVEMENT
- Serve as the Accounting lead for RealPage Financial Suite and related accounting systems.
- Develop, implement, and maintain standardized accounting procedures, workflows, and best practices.
- Identify opportunities to improve efficiency through automation and technology.
- Assist with implementation of new accounting processes and software enhancements.
- Maintain accounting policies and procedure documentation.
ADDITIONAL RESPONSIBILITIES
- Support acquisitions, management transitions, new property onboarding, and other strategic initiatives that contribute to the growth and success of AMS.
- Partner with Operations, Asset Management, Compliance, Human Resources, and other corporate teams to promote collaboration, consistency, and operational excellence across the portfolio.
- Participate in annual budgeting, audits, financial planning, owner reporting, and special projects while providing financial insight and recommendations to leadership.
- Assist in developing and refining accounting policies, procedures, internal controls, and best practices that improve efficiency, accuracy, and consistency throughout the organization.
- Perform other duties as assigned.
QUALIFICATIONS
- Associate or bachelor’s degree in accounting, Finance, Business Administration, or a related field preferred; equivalent education and relevant experience will be considered.
- Minimum of five (5) years of progressive accounting experience, with property management, real estate, or multifamily accounting experience strongly preferred.
- Experience preparing financial statements, managing month-end closing processes, reconciling accounts, and supporting annual budgets and financial reporting.
- Working knowledge of affordable housing, including LIHTC, HOME, HUD, or other housing programs, is preferred.
- Experience with RealPage Financial Suite or comparable property management and accounting software preferred.
- Demonstrated ability to prioritize competing deadlines, exercise sound judgment, and build collaborative relationships while maintaining a high level of accuracy, professionalism, and confidentiality.
KNOWLEDGE, SKILLS & ABILITIES
- Strong knowledge of property accounting principles, financial reporting, budgeting, forecasting, cash management, and internal controls, with the ability to analyze financial performance and identify opportunities for improvement.
- Excellent analytical, organizational, and problem-solving skills with exceptional attention to detail and the ability to manage multiple priorities in a fast-paced environment while consistently meeting deadlines.
- Advanced proficiency in Microsoft Excel, Microsoft Office, and property management/accounting software (Onesite Preferred), with the ability to leverage technology to improve efficiency, reporting, and workflow processes.
- Exceptional communication and interpersonal skills with the ability to build collaborative relationships, translate financial information into meaningful guidance, and effectively support site teams and executive leadership.
- Demonstrated professionalism, sound judgment, integrity, and discretion while handling confidential financial information, fostering accountability, and delivering exceptional internal customer service.
