- Ensure properties are marketed effectively across MLS, online rental platforms, and other appropriate marketing channels.

- Monitor listing activity, market response, and leasing performance.
- Review showing feedback and market activity.
- Identify when a property is not performing as expected.
- Recommend strategic changes to pricing, marketing, or property positioning when needed.

Drive Leasing Results While Protecting Rental Value
A strong Listing Agent understands that getting a property rented quickly is important.

Your job is to balance urgency with sound judgment.
You will:
- Manage a portfolio of active rental listings.

- Evaluate applicant qualifications, including relevant rental history, employment, income, credit, and other approved criteria.
- Communicate clearly with prospective tenants throughout the application process.
- Help property owners understand applicant information and available options.
- Provide thoughtful recommendations based on company policies, professional judgment, and the owner's objectives.
- Coordinate the next steps required to move a qualified applicant toward a successful lease transaction.
Negotiate and Close Successful Transactions
You know how to bring people together and move a transaction forward.
You will:
- Communicate with prospective tenants and owners throughout the negotiation process.
- Negotiate lease terms and rental transactions when appropriate.
- Handle counteroffers and difficult negotiations professionally.
- Identify solutions when owners and prospective tenants have different objectives.
- Help both parties move toward a successful agreement.
- Coordinate the required lease documentation for execution.

Minimum Qualifications
Active North Carolina Real Estate License required.
Experience listing and marketing single family residential homes required.
The successful candidate will also have:
- At least 2 to 3 years of relevant experience in residential real estate, property management, or leasing.
- Strong experience working directly with real estate clients or property owners.
- Proven ability to analyze market conditions and make pricing recommendations.
- Experience negotiating real estate or rental transactions.
- Excellent written and verbal communication skills.
- Strong relationship building and customer service skills.
- The ability to manage a high volume of active listings and transactions.
- Strong organizational skills and attention to detail.
- Comfort using technology, CRM systems, MLS, property management software, and online rental platforms.
- A strong understanding of Fair Housing requirements and other applicable real estate and rental regulations.
Experience with AppFolio or similar property management software is a plus.
