Circa Management, Inc., (CMI) is a boutique style property management company located in the Inland Empire. We manage owner/developer-maintained properties and acquisitions.
CMI is seeking an energetic, results oriented, self start to fill its open Porter/Light Maintenance position. The ideal candidate will have a proven track record and a minimum of 1 year janitorial/cleaning experience and 1 year of maintenance. You will be part of a team responsible for keeping our communities in the top-notch condition our residents have come to expect, building motivated and trustworthy teams who consistently deliver a notably higher level of service to our residents. As a Porter you will be responsible for enhancing and maintaining the cleanliness of all exterior areas of the property. Your duties will include, but are not limited, to the following: Essential Duties & Responsibilities
- Picks up trash on the property and in common areas, which includes but is not limited to the driveways, parking lots, curbs, trash receptacle areas, exterior hallways, and any public areas.
- Ensures dumpster area is emptied and kept clean.
- Uses power blower and pressure washer to clean breezeways, steps, sidewalk, pool area, and any other common areas.
- Maintains the property’s flowerbeds, plants and grass areas, including pool cleaning or routine pool maintenance, and removing snow.
- Walks the property several times a day and picks up new debris including pet waste.
- Cleans hallways and stairwells.
- Communicates with supervisor regarding the status of work and any potential issues.
- Ensures maintenance supplies are in stock and orders supplies, as directed.
- Assists office staff as needed with posting notices on resident doors.
- Ensures all work areas are neat and orderly.
- Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
- Ensures excellent customer service to prospective residents and tenants, and promotes a quality living experience for all residents.
- Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
- Complies with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Relay hazardous conditions or items of repair to direct supervisor and/or property manager.
- Reports violations committed by residents to supervisor or manager.

Other Requirements
- Must maintain professional appearance and comply with prescribed uniform policy.
- Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate.
- Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
- Ability to work weekends and non-traditional holidays.
- May be required to be reachable via phone or text, except during approved time off.
- May be required to be available to work on=call or when needed due to staffing shortages.
Physical Demands

- Ability to lift and/or move an excess of 35 pounds or more.
- Ability to use standard maintenance equipment as well as property equipment such as a trash compactor.
ll be expected to conduct all business in accordance with company policies and procedures, state and federal laws, including but not limited to OSHA, ADA, Fair Housing, etc. Qualifications: * Must be able to lift heavy up to 50lbs! * Must be reliable and have excellent transportation!! * Must have general maintenance skills. * Must have great customer service.
