Full Job Description

Future Mortgage Loans, Inc. is expanding our team and looking for experienced, self-motivated Loan Officers who want a brokerage relationship built on straight numbers, not vague promises.

Most recruiting posts promise a million-dollar year, exclusive leads, and comp plans that "won't be beat" — without ever telling you the actual split until after you've applied. We'd rather you know exactly what you're getting before you ever walk through our door.

Here's ours, plainly:

Compensation

80% on everything you self-generate — including your own marketing and outreach. If you bring us the opportunity, we'll look into supplementing your marketing as well
50% on leads we provide — this includes our equity-positioned lead outreach, plus ongoing email and SMS campaigns we run. If one of those leads responds and they're already in your database as an existing contact, it gets routed back to you
Typical lender comp runs 2%–2.75%, and we hold a correspondent line as well, giving you real flexibility to set your total comp on a given loan (Example: at 2.25% total comp on a $350K loan, that's $7,875 in total comp — your 80% self-gen split works out to $6,300 on that file alone.)

A note on the posted pay range: it's wide because this is commission-only and scales entirely with your own production — it's not a padded estimate, it's the actual floor-to-ceiling based on how our comp structure works. Run the math yourself using the example above. We have working LOs earning within this range today — ask us for specifics on the call.

What We Offer

In-house processing — files are scrubbed and moving before they hit the lender
Our processing team and sales leadership are in our Ontario office daily, providing real, in-person support rather than a ticket queue. We prefer LOs in-office to tackle things together, but we understand everyone's balancing professional and personal schedules, so come and go as it works for you
Access to a broad wholesale lender network, with the flexibility to add lenders when needed to place borrowers who don't fit the standard box
Favorable terms on handling the real estate side of a transaction if needed
Full product menu: Conventional, FHA, VA, Jumbo, Non-QM, DSCR, Bank Statement, HELOC, Commercial, and Private Money
LOS access through Arive, set up and paid for directly by you — the only cost not built into your split

No base salary, but no fluffy, inflated pay ranges either — in exchange, you get straight facts from day one, not a pitch that falls apart once you're in the room.

Requirements

Active NMLS license
California DRE license, or willingness to obtain one within six months of hire
