Full Job Description

The Role

We are seeking an experienced Property Manager to take operational and financial ownership of an assigned commercial portfolio under the direction of a Senior Property Manager. This is a hands-on role for an experienced property management professional ready to run point on day-to-day asset performance, owner communication, tenant relationships, and vendor execution.

You will work as part of a team that includes a Senior Property Manager, Assistant Property Manager, and a Property Administrator. The team operates collaboratively across a shared book of business, with each member carrying defined responsibilities and supporting one another as portfolio activity demands. This role is expected to exercise independent judgment on routine and moderately complex matters, escalate strategic or sensitive issues as needed or required, and contribute to a high standard of client service across the team.

Success in this role comes from operational discipline, financial fluency, sound judgment with tenants and vendors, and the ability to manage competing priorities without maintaining rigorous attention to detail. This role offers a clear path of growth toward Senior Property Manager for the right person.

What You Will Do

Property and Financial Management

Manage day-to-day operations of an assigned commercial portfolio, ensuring assets meet ownership financial, physical, and operational objectives.
Prepare and administer annual operating budgets and capital plans; monitor performance against budget and explain variances in monthly and quarterly reporting.
Conduct regular site inspections; identify and recommend operational improvements, deferred maintenance priorities, and capital projects.
Serve as the day-to-day point of contact for owners on assigned assets, delivering accurate reports, actionable recommendations, and timely communication.
Negotiate, execute, and administer vendor contracts and service agreements; oversee vendor performance, scope adherence, and accountability.
Review monthly financial packages in collaboration with accounting; ensure accuracy, completeness, and alignment with owner reporting standards before delivery.
Oversee tenant improvement and capital improvement projects from scoping through completion, including bid leveling, contractor coordination, and close-out.
Maintain compliance with safety regulations, lease obligations, insurance requirements, and WPI policies and standards.

Tenant and Lease Administration

Manage tenant relationships including service requests, conflict resolution, lease compliance, and renewals.
Oversee lease administration, rent collection, CAM reconciliations, and delinquency follow-up, including preparation and coordination of legal notices when required.
Coordinate tenant move-ins and move-outs; review lease abstracts and ensure operational setup aligns with executed lease terms.
Partner with the Senior Property Manager and Property Administrator to deliver consistent client service and seamless execution across the team's portfolio.

Leasing Coordination

Collaborate with the internal brokerage team and third-party leasing agents to keep vacant space market-ready.
Meet with tenants and support lease renewal negotiations consistent with ownership objectives and lease parameters.
Provide property-level insight to leasing efforts; facilitate showings and coordinate with listing agents.
Prepare lease abstracts and financial summaries; assist with financial analysis on new leases and renewals.
Identify revenue and retention opportunities through proactive tenant engagement and leasing strategy.

What We Are Looking For

4 to 7 years of commercial property management experience, with demonstrated ownership of a property or sub-portfolio.
Bachelor's degree in Real Estate, Finance, Business, or related field preferred.
Washington State Real Estate Broker's License required or obtained within 90 days of hire.
Strong working knowledge of commercial leases, CAM administration, budgeting, financial reporting, and building operations.
Proficiency in Microsoft Office Suite (Excel, Word, Outlook). Yardi experience strongly preferred; Kardin familiarity a plus.
Strong analytical, organizational, and written communication skills, with the ability to manage competing priorities, multiple projects and properties, and shifting deadlines.
Familiarity with Building Management/Work Order Platforms
Familiarity with AI-assisted tools
Familiarity with energy benchmarking, sustainability reporting, or LEED/ENERGY STAR operations a plus.
Sound judgment with tenants, vendors, and owners, and the discretion to recognize when to escalate.
Professional, client-focused demeanor with a collaborative mindset.
This is an in-office position with standard business hours of 8 a.m. to 5 p.m., Monday through Friday with on call availability during after-hours and weekends

Compensation and Benefits

The anticipated hiring range for this position is $80,000 to $95,000 annually, depending on experience, skill set, certifications, and alignment with the responsibilities of the role.
