Full Job Description

Join our team as a Multi-Site Property Manager and help oversee a diverse portfolio of commercial office, retail, and residential properties. We are looking for an experienced professional with strong operational, financial, and customer service skills who enjoys building relationships, managing multiple priorities, and creating exceptional experiences for tenants. Position Summary

The Multi-Site Property Manager is responsible for the overall management and performance of a diverse portfolio of commercial office, retail, and residential properties. This position oversees all aspects of day-to-day property operations, including tenant relations, lease administration, budgeting, vendor management, maintenance coordination, capital improvement projects, and regulatory compliance. The Property Manager serves as the primary point of contact for tenants, contractors, and ownership while ensuring properties are professionally maintained, financially successful, and operated in accordance with company standards.

Essential Functions

Manage the daily operations of a portfolio of commercial, retail, and residential properties.
Build and maintain strong relationships with tenants by providing exceptional customer service and timely resolution of concerns.
Conduct routine property inspections to identify maintenance, safety, and operational issues.
Coordinate preventative maintenance programs and oversee repairs to ensure all properties remain safe, clean, and well maintained.
Manage third-party vendors and contractors, including obtaining bids, negotiating contracts, monitoring work quality, and ensuring timely project completion.
Oversee tenant improvements, capital improvement projects, and property renovations while managing budgets and project timelines.
Administer commercial and residential leases, including renewals, rent escalations, move-ins, move-outs, CAM reconciliations, and lease compliance.
Prepare and manage annual operating budgets, monitor expenses, approve invoices, and analyze financial performance.
Work closely with ownership, accounting, leasing, and operations teams to maximize occupancy, tenant satisfaction, and property value.
Ensure compliance with all applicable federal, state, and local laws, including OSHA, ADA, fire and life safety requirements, and local building codes.
Maintain accurate records, contracts, insurance certificates, inspection reports, and vendor documentation.
Coordinate emergency repairs and respond to after-hours property emergencies when necessary.
Prepare regular operational and financial reports for executive leadership.
Travel between multiple property locations as needed.

Education

Bachelor's degree in Business Administration, Real Estate, Property Management, Finance, or a related field preferred.
Equivalent combination of education and relevant experience will be considered.

Experience

Minimum of five 7 plus) years of commercial property management experience.
Experience managing multiple commercial properties simultaneously required.
Experience overseeing retail, office, and residential properties preferred.
Experience managing operating budgets, capital projects, and vendor contracts.
Experience with lease administration, tenant relations, and financial reporting.
Experience with property management software such as Yardi, MRI, AppFolio, Building Engines, or similar platforms preferred.

Skills

Strong leadership and organizational skills.
Excellent customer service and relationship-building abilities.
Strong financial and budgeting acumen.
Knowledge of commercial lease administration and CAM reconciliations.
Understanding of building systems, including HVAC, plumbing, electrical, roofing, and general building maintenance.
Excellent verbal and written communication skills.
Strong negotiation and conflict-resolution skills.
Ability to prioritize multiple projects and deadlines.
Proficiency in Microsoft Office Suite, including Excel, Outlook, and Word.
Strong analytical and problem-solving abilities.
Ability to work independently while collaborating with cross-functional teams.

Physical Requirements

Ability to walk properties and conduct inspections.
Ability to climb stairs and occasionally ladders.
Ability to lift up to 25 pounds.
Ability to travel regularly between multiple property locations.
Ability to respond to occasional after-hours emergencies.
