Job Description:

Benchmark Building Solutions, Inc. is a leading commercial construction firm dedicated to delivering high-quality projects on time and within budget. A Commercial Construction Project Manager is like the conductor of a symphony, ensuring that all elements come together harmoniously to create a successful project. Here's a breakdown of their key responsibilities, KPIs, and Compensation Plan for the Project Manager.

Requirements: MUST LIVE IN THE STATE OF MICHIGAN

A bachelor's degree in construction management, civil engineering, architecture, or a related field is often required
Previous experience in commercial construction management is essential, 5+ years required
Travel - Must be willing to Travel up to 50-75% of the time
Strong project management skills are crucial, including the ability to plan, organize, and execute projects efficiently within budget and time constraints.
Experience in developing and managing construction schedules using software tools like Microsoft Project or Gnatt to ensure timely project completion
Understanding of legal issues related to construction contracts, permits, zoning regulations, and environmental compliance.
Ability to adapt to changing project requirements, deadlines, and priorities in a fast-paced construction environment.

Meticulous attention to detail is critical to ensure accuracy in project documentation, cost estimates, and quality assurance processes.
Must reside in the state of Michigan

Responsibilities

1. Project Planning:

· Develop a comprehensive project plan outlining goals, scope, budget, and schedule.

· Coordinate with stakeholders to understand their requirements and expectations.

· Ensure Builder Trend is set up to include: Schedules, Plans, Budget, Prime Contract & Sub Contracts (PO's)

· Order any materials needed.

2. Team Management:

· Assemble and lead a project team, assigning roles and responsibilities.

· Foster effective communication within the team to ensure everyone is on the same page.

· Schedule a Pre-Construction Meeting.

· Manage Subs, Vendors, and Suppliers.

3. Budgeting and Cost Control:

· Develop and manage the project budget in Builder Trend, including tracking expenses, and adjusting as necessary.

· Implement cost-control measures to prevent budget overruns.

4. Timeline Management:

· Create a detailed project schedule, setting milestones and deadlines.

· Monitor progress and address any delays or issues promptly.

· Ensure the Superintendent is completing a daily log in Builder Trend.

5. Risk Management:

· Identify potential risks and develop strategies to mitigate them.

· Implement risk management plans to minimize the impact of unforeseen events.

6. Quality Assurance:

· Establish and enforce quality standards for construction processes and materials.

· Conduct regular inspections to ensure compliance with specifications and regulations.

7. Contract Management:

· Negotiate contracts with vendors, subcontractors, and suppliers.

· Ensure that all parties involved adhere to contract terms and conditions.

8. Regulatory Compliance:

· Stay informed about building codes, zoning regulations, and other legal requirements.

· Ensure that the construction project complies with all relevant regulations.

· Apply for local registrations and licenses as needed.

· Send out Notice of Commencements

· Ensure the Superintendent picks up permits and has a set of plans on site.

9. Client Communication:

· Maintain regular communication with clients to provide updates on project progress.

· Address client concerns and ensure their satisfaction with the final result.

· Ensure Daily Logs are sent to the client.

10. Problem Solving:

· Troubleshoot and resolve any issues that may arise during the construction process.

· Adapt plans as needed to overcome challenges and keep the project on track.

11. Documentation:

· Keep detailed records of project activities, including contracts, change orders, and correspondence in Builder Trend.

· Prepare regular reports for stakeholders on project status, budget, and other key metrics.

12. On Site and Safety Management:

· Implement and enforce safety protocols to ensure a secure working environment.

· Monitor compliance with health and safety regulations.

· Ensure the superintendent has proper OSHA Posters, Safety Kits, Cleaning Materials, and a safety manual on site.

· Ensure the superintendent has a working table, chair, and permit approved set of plans.

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
