Full Job Description

The Technical Due Diligence Program Manager – MEP/FLS serves as the technical lead for Mechanical, Electrical, Plumbing (MEP), and Fire Life Safety (FLS) due diligence programs supporting institutional real estate investors, private equity firms, REITs, lenders, and asset managers.

This role is responsible for leading complex, multi-property assessments of critical building infrastructure systems across commercial real estate portfolios, including HVAC, electrical distribution, emergency power, plumbing, fire alarm, and fire suppression systems. The Program Manager evaluates system condition, operational risk, deferred maintenance, immediate repair needs, and long-term capital exposure to support acquisition underwriting, portfolio strategy, and investment decision-making.

Operating at the intersection of engineering, commercial real estate, and investment advisory, this role oversees multidisciplinary due diligence programs supporting acquisitions, recapitalizations, dispositions, and portfolio optimization initiatives. The Program Manager coordinates technical teams, field execution, client communication, and deliverable quality across fast-paced transaction environments while translating technical building conditions into actionable financial and asset risk insight.

Core responsibilities include program ownership across scope, budget, schedule, staffing, quality control, risk management, and client communication. This individual also supports service-line growth, reporting standardization, operational improvements, and mentorship of technical staff within the MEP/FLS due diligence practice.

Key Responsibilities:

Lead institutional-grade MEP/FLS due diligence programs supporting commercial real estate transactions and portfolio management initiatives
Serve as the primary technical advisor and client liaison for institutional investors, private equity firms, REITs, lenders, and asset managers
Oversee evaluations of critical building systems including HVAC, electrical, plumbing, emergency power, fire alarm, and fire suppression systems
Deliver investor-focused assessments identifying deferred maintenance, capital exposure, operational risk, and long-term reserve requirements
Translate technical findings into investor-ready reporting, underwriting inputs, and asset risk narratives
Develop 5–10-year capital reserve schedules and lifecycle cost forecasts aligned with underwriting models and investment strategies
Lead multidisciplinary assessments across structural, roofing, environmental, accessibility, seismic, and specialty consultant disciplines
Ensure compliance with ASTM E2018-24 standards and client-specific due diligence requirements
Manage project execution, staffing, QA/QC, scheduling, and multidisciplinary coordination to ensure timely, high-quality deliverables
Support proposal development, client presentations, scope creation, and service-line growth initiatives
Recruit, mentor, train, and develop assessors, engineers, analysts, and field staff
Communicate directly with acquisitions teams, asset managers, investment committees, and executive stakeholders regarding asset condition and capital risk exposure

Qualifications:

Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Architectural Engineering, Construction Management, Architecture, or related field
8–10+ years of experience in commercial real estate due diligence, engineering consulting, property condition assessments, or construction advisory services
Strong technical understanding of commercial MEP systems, Fire Life Safety systems, and asset lifecycle risk
Experience supporting institutional real estate transactions within fast-paced acquisition and capital markets environments
Demonstrated experience managing multidisciplinary technical teams and complex client programs
Ability to communicate technical findings to both technical and non-technical investment stakeholders
Strong report writing, client communication, and executive presentation skills
Registered Professional Engineer (PE) or Registered Architect (RA) preferred

Preferred MEP/FLS Experience:

Hands-on experience leading MEP and Fire Life Safety assessments for commercial real estate assets and portfolios
Strong understanding of HVAC systems, electrical infrastructure, emergency power systems, plumbing systems, fire alarm systems, and fire suppression systems
Experience evaluating system condition and operational risk across commercial building infrastructure
Proven ability to identify and quantify deferred maintenance, immediate capital needs, and long-term replacement exposure
Experience developing capital reserve studies and lifecycle cost forecasts for institutional real estate assets
Experience preparing investor-ready technical reports supporting acquisitions, underwriting, and portfolio strategy decisions

Pay: $130,000.00 - $160,000.00 per year
