Founded in July 2013, TruAmerica Multifamily is a partnership between industry veteran Robert E. Hart and The Guardian Life Insurance Company of America. The company is based on the premise that tremendous upside potential remains in mid-tier apartment communities that can be unlocked through tailored renovation, repositioning strategies, and focused management. TruAmerica Multifamily is a privately held, fully integrated real estate investment firm that invests in apartment communities located in primary and secondary markets throughout the country. We continue to grow by selectively acquiring, redeveloping, and effectively managing multifamily properties. The Construction Manager establishes budgets with the Acquisitions teams and Asset Managers, and executes the CapEx business plan within budget and on schedule.
- Perform the physical aspects of the due diligence process for new acquisitions and property recaps.

Invite and schedule relevant contractors and consultants to conduct a complete evaluation of the subject property.

In conjunction with the Asset Management and Acquisitions teams, develop the capital improvements budgets and construction schedules.

Evaluate contractor proposals, consultant reports, third-party assessments, and lender requirements to establish the CapEx budgets.
- Generate Requests for Proposal with detailed scope, specifications, price breakdown tables, schedule, and warranty information to ensure apples-to-apples proposals that can be correctly evaluated.

Ensure the project is within budget and value-engineered where appropriate.

Prepare and manage preconstruction meetings with the contractor and property staff to review the project's scope and timing; establish days and hours of work; and establish a roster and emergency contacts.

Ensure the contractor executes the construction per contract documents.

Ensure a comprehensive transition of the project from contractor to site staff, educating site staff on how to operate and maintain the improvements.
- Ensure third-party invoices are filled out accurately and include a full description of the work billed.

Verify that the billed Schedule of Values percentages accurately reflect the actual percent completed.

Confirm the vendor and all subcontractors and suppliers have provided proper releases.
- Experience in multifamily construction and property maintenance.

2-3 years of experience in commercial construction.

Strong analytical, interpersonal, and communication skills, with attention to detail, accuracy, and the ability to meet deadlines.

Able to work well under pressure and balance multiple priorities and assignments.

Change-adaptive, flexible, and empathetic, maintaining composure in a high-stress environment.

Able to provide direction to subcontractors, consultants, and others.

Highly responsive to Asset Managers and JV partners.

The base salary range for this role is $120,000.00 to $140,000.00. This position is also eligible for a discretionary bonus.
