Position Summary
Outdoor Dreams and Dwell Home Services are seeking a Business Development Manager to create new revenue opportunities by building and managing referral and subcontracting relationships.
This is a proactive business development role that combines focused in-office prospecting with regular time in the field. It is centered on developing relationships with builders, remodelers, architects, designers, property professionals, and other strategic partners. You will own the business development pipeline for both companies, conduct consistent outreach and follow-up, and turn long-term relationships into qualified opportunities and closed business.
The role spans two distinct sales motions: cultivating referral partners who introduce us to homeowners, and earning a place on bid lists and preferred-vendor rosters where we perform as a subcontractor.

What You'll Do
- Identify and pursue new referral and subcontracting relationships for Outdoor Dreams and Dwell Home Services.
- Establish and maintain active relationships with builders, remodelers, architects, designers, property managers, and other strategic partners.
- Secure placement on bid lists, preferred-vendor rosters, and approved-subcontractor programs for Dwell Home Services.
- Develop a consistent pipeline of qualified opportunities for both companies.
- Conduct outbound prospecting through phone calls, emails, networking, meetings, presentations, and in-person visits.
- Dedicate consistent in-office time to list building, prospect research, outbound calling and emailing, and pipeline maintenance.
- Create and execute consistent, multi-touch follow-up strategies that move relationships forward over time.
- Learn each company's services, capabilities, and value proposition well enough to represent them credibly within the residential construction, specialty trade, and home services industries.
- Maintain accurate, current records of contacts, relationship activity, opportunities, and projected revenue in CRM on an ongoing basis.
- Manage your schedule, territory, and pipeline independently while remaining accountable to defined performance metrics.
- Report on pipeline, activity, and forecast in a recurring cadence with company leadership.
- Collaborate with leadership, estimating, and operations teams to ensure opportunities are properly qualified, scoped, communicated, and transitioned.
- Represent both companies professionally within the communities, associations, and industries they serve, including at trade events and industry functions.
How Success Is Measured
Success in this role is measured by the total closed business generated from new referral and subcontracting relationships across Outdoor Dreams and Dwell Home Services. Onboarding, target-list development, meeting cadence, and partner activation are all leading indicators, but they serve a single outcome: booked contract value from the partner network you build and sustain.
What You'll Bring
Required
- 5+ years of outside sales or business development experience in residential remodeling, custom home building, home services, specialty trade contracting, or a closely related industry.
- A demonstrated track record of self-generated revenue, not revenue produced primarily from inbound or company-supplied leads.
- A strong working understanding of residential construction, remodeling, and the design-build process.
- The ability to speak credibly with builders, designers, architects, property professionals, and other industry partners.
- Comfort selling both referral relationships and bid- or subcontract-based work.
- Strong written, verbal, presentation, and interpersonal communication skills.
- Proficiency with a CRM and standard business software, and a willingness to maintain records daily.
- A valid driver’s license, an acceptable driving record, and reliable transportation.
- Ability to satisfactorily complete a background check and motor vehicle record check.
Preferred
- An established network of builders, remodelers, architects, designers, or property managers in Central Virginia.
- Familiarity with electrical, low-voltage, technology integration, or home automation trades.
- Experience selling to high-end or luxury residential clientele.
- Understanding of the commercial construction bid process.
- Experience representing multiple brands, entities, or service lines.

Work Environment and Travel
- This is a hybrid role. You will spend structured time in our Richmond co-working office conducting outbound calls and emails, building and maintaining target lists, researching prospects, and updating pipeline records — and the balance of your time in the field meeting partners and prospects at their places of business, on job sites, and at industry events.
- Regular travel throughout Central Virginia is required. Occasional evening or weekend availability is expected for industry events, association meetings, and partner functions.

Compensation and Benefits
We offer a competitive compensation and benefits package that includes:
- Competitive annual base salary, commensurate with experience.
- Opportunity to earn a performance-based bonus tied to defined business development results, paid according to the terms of a written bonus plan provided at hire.
