Property Manager - Fox Valley Zone
Pay: $55,000.00 - $65,000.00 per year, plus the opportunity to earn monthly commissions within your assigned portfolio.

This role is responsible for leading the day-to-day property management for a portfolio of properties at Blue Frog Property Management. Zone includes Appleton, Oshkosh, Fond du Lac and surrounding areas. We are looking for someone who is customer-service focused, has high attention to detail, can handle multiple priorities while consistently meeting deadlines, and is proactively willing to go the extra mile to help the team.
As the primary point of contact, you will oversee portfolio performance, owner and tenant relationships, leasing activity, financial discussions, compliance, and strategic planning. This role requires someone who is highly organized, detail-oriented, proactive, and comfortable making independent decisions while collaborating across departments.
Key Responsibilities
- Serve as the primary Property Manager for an assigned portfolio of residential properties, taking ownership of the overall performance of your portfolio while building trusted relationships with property owners through proactive communication, strategic recommendations, exceptional customer service, and long-term customer loyalty.
- Serve as a member of the management team by supervising employees, establishing expectations, providing coaching, holding employees accountable, improving systems and processes, and contributing to the continued growth and success of Blue Frog Property Management.
- Partner with leasing, maintenance, customer service, accounting, marketing, and leadership to deliver exceptional owner and resident experience while ensuring effective communication and collaboration across departments.
- Monitor all aspects of your portfolio, including vacancies, leasing activity, upcoming move-outs, lease renewals, resident concerns, delinquency, inspections, property conditions, and overall portfolio performance.
- Analyze market conditions and portfolio performance to recommend rental pricing, lease renewal strategies, marketing initiatives, resident retention efforts, and other opportunities that maximize occupancy and owner returns.
- Work with the team to develop and oversee marketing efforts for your assigned portfolio by ensuring listings remain accurate, competitive, and effectively marketed across all advertising platforms.
- Conduct regular property visits and inspections to evaluate property conditions, identify maintenance or safety concerns, verify lease compliance, recommend improvements, and protect owner investments.
- Lead regular meetings with property owners to review portfolio performance, financials, leasing activity, market trends, operating expenses, property conditions, and recommendations for future planning and capital improvements.
- Respond to owner and resident concerns in a timely, professional, and solution-oriented manner; investigate escalated issues; prepare professional correspondence and documentation; and ensure lease violations are resolved and appropriately documented.
- Collaborate with internal departments regarding lease enforcement, tenant communications, notices, and other landlord-tenant matters as needed.
- Represent Blue Frog Property Management professionally while building and maintaining strong relationships with current and prospective property owners.
- Respond promptly to phone calls, emails, Buildium tasks, and other communications while maintaining accurate records and documentation.
- Become proficient in Buildium, Tenant Turner, Happy Inspector, Microsoft Office, and other company systems necessary to effectively manage your portfolio.
- Perform other duties as assigned.
Requirements
- Three (3) or more years of experience in property management or a related leadership, operations, customer service, or real estate field preferred.
- Previous supervisory or leadership experience preferred.
- Knowledge of Wisconsin landlord-tenant law and local rental regulations.
- Strong leadership, communication, customer service, and relationship-building skills with the ability to inspire confidence and build lasting relationships with property owners, residents, prospective clients, and team members.
- Excellent organizational, time management, problem-solving, and decision-making skills with the ability to manage multiple priorities in a fast-paced environment.
- Ability to professionally handle difficult conversations, resolve conflict, enforce policies, and hold others accountable while maintaining positive working relationships.
- Strong written and verbal communication skills, including professional email etiquette and documentation.
- Proficiency with Microsoft Office (Word and Excel) and the ability to become proficient in Buildium, Tenant Turner, Happy Inspector, and other company software. Experience with property management software is preferred.
- Valid driver's license with the ability to travel throughout the assigned portfolio.

- Summer Hours are optional Memorial Day through Labor Day.
