Full Job Description

POSITION SUMMARY

The Lease-Up Property Manager leads leasing, marketing, and operational efforts during the initial lease-up phase of a new development, with a primary focus on driving traffic, converting leads, and achieving occupancy goals while establishing strong operations and resident satisfaction.

Upon stabilization, this role is first in line to transition into a full-time Property Manager position, assuming responsibility for ongoing property operations, financial performance, and resident relations. Leasing and marketing will be the primary focus during lease-up, with operational responsibilities increasing as occupancy stabilizes.

MARKETING & CUSTOMER RELATIONS – ~75–85%

Serve as the primary point of contact for prospects and residents; respond to all inquiries (phone, email, walk-in) promptly and professionally
Actively lease units through tours, follow-up, and closing strategies to achieve occupancy goals
Develop and implement marketing and outreach strategies to generate traffic, including partnerships, community outreach, and digital campaigns
Maintain strong knowledge of market conditions, competitors, and pricing strategies
Monitor and report on leasing performance, traffic sources, and conversion ratios. Identify risks and recommend adjustments.
Manage and maintain waitlists; process applications and coordinate lease signings
Ensure all leasing documentation, reporting, and systems are accurate and up to date
Complete move-ins, ensuring a smooth and positive resident onboarding experience

PROPERTY OPERATIONS & MAINTENANCE – ~15–25%

Conduct regular inspections of property grounds, common areas, and vacant units
Coordinate maintenance staff and vendors to ensure timely completion of work orders and unit turns
Oversee make-ready process to ensure units are lease-ready and meet quality standards
Assist with move-outs, inspections, and damage assessments
Maintain property appearance and ensure all repairs are addressed promptly
Support enforcement of lease terms, policies, and procedures
Execute resident retention initiatives and maintain a high level of customer satisfaction

FINANCIAL & ADMINISTRATIVE RESPONSIBILITIES

Oversee collection of deposits and rent as well as delinquency
Support development of and adherence to operating budgets
Input vendor invoices for accuracy and timely processing
Contribute to achieving strong net operating income through occupancy and expense control
Ensure all administrative reporting is accurate and submitted on time

ESSENTIAL ABILITIES

Maintain a professional appearance and demeanor at all times
Reliable transportation, valid driver’s license, and insurance
Ability to walk properties, climb stairs/ladders, and lift up to 20 lbs [CK1]
Ability to work both in an office setting and actively throughout the property

ESSENTIAL SKILLS & EXPERIENCE

2+ years of leasing, property management, or related customer service experience
Strong sales and customer service skills with ability to close leases
Experience with marketing, outreach, or lease-up preferred
Comfortable managing multiple priorities
Proficiency with Microsoft Office; property management software experience required (Entrata/Yardi/Appfolio, etc.)
Spanish fluency preferred but not required

Pay: $48,000.00 - $60,000.00 per year
