MDL Property Management

Pay: $17.00 - $21.00 per hour + Performance Bonuses/Leasing Incentives

Job Type: Full-Time

Join One of the Fastest Growing Property Management Companies in Mid-Michigan

MDL Property Management is seeking an energetic, self-motivated, and driven Leasing Professional to join our growing team. We manage over 800 residential and commercial units across a diverse portfolio including single-family homes, multi-family communities, apartment complexes, and commercial properties for multiple property owners.

This is not a position where you'll sit behind a desk all day. Our Leasing Professionals are constantly on the move—touring properties, meeting prospective residents, solving problems, building relationships, and helping maximize occupancy across our portfolio.

We're looking for someone who is organized, confident, personable, sales-driven, and thrives in a fast-paced environment where no two days are the same.

What You'll Do...

Serve as the first point of contact for prospective residents.
Respond promptly to phone calls, emails, online inquiries, guest cards, and social media messages.
Schedule and conduct property tours throughout our portfolio.
Build relationships with prospective tenants and confidently close leases.
Follow up consistently with leads to maximize occupancy.
Stay informed on rental market trends and competitor pricing.
Recommend advertising ideas, leasing specials, and creative marketing strategies.
Take professional property photos and advertise vacancies across multiple online platforms.
Help identify objections from prospective tenants and work with management to overcome them.

Leasing Administration

Process rental applications while verifying income, identification, employment, and supporting documentation.
Ensure compliance with company screening policies and Fair Housing laws.
Prepare, explain, and execute lease agreements.
Create and maintain accurate physical and electronic tenant files.
Ensure lease terms, rents, deposits, fees, and concessions are accurately entered into property management software.
Process lease renewals and maintain occupancy records.

Resident Relations

Coordinate move-ins from start to finish, ensuring an exceptional resident experience.
Maintain positive relationships to encourage lease renewals and resident retention.
Address resident concerns professionally and efficiently.
Know when to negotiate and when to uphold company policies.
Document maintenance requests and coordinate communication between residents, maintenance technicians, and property managers.
Assist with rent collection, delinquency communications, seven-day notices, and court preparation when needed.

Property Operations

Walk vacant units prior to showings to ensure presentation standards are met.
Assist in coordinating make-ready schedules and pre-leased unit turnovers.
Report property conditions, renovation needs, maintenance concerns, and improvement opportunities to management.
Monitor occupancy, vacancy, leasing traffic, and market trends.
Assist Property Managers with day-to-day operational tasks as needed.

Office & Administrative Support

Answer and direct incoming phone calls.
Manage leasing email inboxes and daily communications.
Utilize property management software, Microsoft Office, Google Workspace, and Excel.
Maintain organized files and accurate documentation.
Keep the office clean, professional, and welcoming.
Check mail, distribute correspondence, and maintain office supplies.
Communicate with vendors and contractors as needed.
Participate in team meetings and company initiatives.

Preferred Qualifications

Previous leasing, property management, real estate, or sales experience.
Knowledge of Fair Housing regulations.
Experience using property management software.
Knowledge of local rental markets.
Real Estate License (preferred but not required).

Requirements

Valid driver's license and reliable transportation.
Ability to travel between multiple properties throughout the workday.
Ability to lift up to 25 pounds occasionally.
Availability during business hours with occasional flexibility for appointments or company events.
