Summary:

We are looking for an In-house Assistant Property Manager for high-energy applicants with attention to detail at a growing privately owned portfolio of rental homes & apartments all centrally located in Downtown St Petersburg, Old NorthEast and Crescent Lake neighborhoods.

Primary Role:

Tenant Relations

Serves as the primary point of contact for tenants, promptly addressing inquiries and resolving concerns to support tenant satisfaction and

retention.

Conducts property tours for prospective tenants and assists with tenant screening, including application reviews and background checks.

Property Maintenance Coordination

Coordinates maintenance and repair requests, working closely with vendors and contractors to ensure timely and effective issue resolution.

Performs regular property inspections to evaluate property condition and ensure compliance with safety standards.

Financial Management

Assists with rent collection, ensuring timely processing and addressing issues related to late or delinquent payments.

Supports budget preparation and financial reporting by tracking expenditures and managing necessary adjustments.

Administrative Responsibilities

Maintains accurate and organized records of tenant communications, maintenance requests, and financial transactions.

Ensures compliance with property policies, regulations, and applicable legal requirements.

Marketing and Leasing

Assists in marketing vacant units through online listings, open houses, and other outreach efforts to attract prospective tenants.

Prepares and processes lease agreements, ensuring all documentation is complete, accurate, and properly executed.

Social Media management

Maintain and post marketing advertisements, monthly specials, property improvement videos, etc.

Website Management

Work closely with the Website provider to ensure the website has the most up to date information, specials, and Company information

Additional Skills and Competencies

Demonstrates strong organizational and multitasking skills to manage multiple responsibilities efficiently.

Exhibits excellent communication and negotiation skills, fostering positive relationships with tenants, vendors, and internal stakeholders.

Who You Are:

Ability to accept delegation, delegate as needed, and efficiently multitask

Strong marketing skills, knowledge of St Petersburg market and an eye towards using both to advertise on multiple online platforms including social media

Strong personal skills with staff and tenants

High focus on customer service and standards and expectations for same • Able to work with a variety of personalities

Equally comfortable inside the office and in field/on-site

Able to jump in to fill roles as needed

Experience with property management software (currently use Rent Manager)

Property Management Experience a plus

Pay commensurate with experience

Position Requirements and Schedule

9:00 to 5:00 Monday through Friday

Must have own reliable transportation & clear Criminal Background Screening • Pay commensurate with experience

Job Type: Full-time

Pay: $60,000.00 - $65,000.00 per year
