The Regional Property Manager provides strategic and operational leadership for a portfolio of B.HOM Student Living communities within an assigned region. This role is responsible for driving property performance, developing and leading General Managers, maximizing financial results, and ensuring consistent execution of B.HOM operational standards.
The Regional Property Manager serves as a key partner to property teams, senior leadership, ownership groups, and asset managers while maintaining accountability for occupancy, financial performance, resident experience, team development, and the physical condition of assigned communities.
Lead, coach, develop, and mentor General Managers across an assigned portfolio
Recruit and select strong property leadership talent in partnership with Human Resources
Establish clear expectations and accountability for property performance
Conduct regular performance discussions and evaluations with General Managers
Partner with General Managers on team development, performance management, staffing, and organizational needs
Build a culture focused on accountability, collaboration, employee development, and operational excellence
Take a hands-on approach to establishing and achieving portfolio goals and objectives
Conduct regular property reviews to evaluate operational, financial, leasing, marketing, and maintenance performance
Regularly visit and inspect communities to ensure B.HOM standards are consistently maintained
Review property administrative, accounting, maintenance, and operational practices for compliance with company standards
Identify performance gaps and partner with General Managers to develop and execute corrective action plans
Inspect vacant apartments and property conditions to ensure communities remain market-ready and competitive
Drive financial performance across the portfolio with a focus on maximizing NOI and asset value
Review property budgets, financial results, forecasts, expenses, and operational trends
Ensure appropriate financial controls are consistently followed
Monitor resident accounts, collections, and financial reporting for accuracy and timeliness
Identify opportunities to improve revenue, control expenses, and strengthen overall property performance
Recommend and implement corrective actions when properties are not achieving established financial objectives
Monitor occupancy, leasing velocity, traffic, conversions, and market conditions across assigned communities
Review property leasing and marketing strategies and recommend adjustments based on performance
Partner with property teams to maintain budgeted leasing and marketing plans
Review market surveys and competitive data to support pricing and revenue decisions
Ensure communities have effective strategies in place to achieve occupancy and revenue goals
Serve as a primary operational liaison between B.HOM and ownership representatives for assigned communities
Build strong, trusted relationships with owners, asset managers, and business partners
Provide timely and accurate property performance updates and reporting
Participate in owner meetings and property reviews
Understand ownership objectives and ensure property strategies align with established goals
Represent B.HOM professionally and effectively with clients, partners, residents, and community stakeholders
Ensure assigned communities operate in accordance with B.HOM policies and procedures
Monitor compliance with applicable federal, state, and local requirements
Promote consistent execution of company operational and financial controls
Partner with corporate support teams to implement company initiatives, systems, and process improvements
Travel regularly throughout the assigned portfolio to provide hands-on leadership and property support
Support special projects and company initiatives as needed
Perform other duties as assigned to support portfolio and organizational success
Minimum of 2 years of previous supervisory experience as a Community Manager, General Manager, or comparable property leadership role
Strong knowledge of property management operations
Demonstrated ability to lead, coach, and develop property management teams
Strong understanding of property financial performance, budgeting, expense management, and NOI
Knowledge of leasing, marketing, occupancy management, and property operations
Understanding of campus departments and on-campus housing environments
Excellent written and verbal communication skills
Strong customer service and relationship-management skills
Ability to analyze property performance and develop effective action plans
Strong organizational skills with the ability to manage multiple communities and priorities
Proficiency with Microsoft Office applications and technology
Ability to travel up to 50% or as required to support assigned communities
Ability to use a personal vehicle for reasonable business travel as needed
Previous regional or multi-site property management experience
Previous student housing or on-campus housing experience
Experience with Entrata or similar property management software
Experience managing owner and asset management relationships
Bachelor's degree in Business, Property Management, Real Estate, Hospitality, or a related field
Primarily Monday–Friday
Extended hours, evenings, and weekends may be required based on business and property needs
Travel of up to 50% or as needed throughout the assigned portfolio is required
Ability to travel regularly by automobile and airplane
Ability to walk properties, inspect apartment homes, common areas, grounds, and operational spaces
Ability to sit and work at a computer for extended periods
Ability to communicate effectively in person, virtually, by phone, and in writing
Ability to occasionally lift up to 30 lbs.
Ability to work in both professional office and outdoor property environments
