Full Job Description

Job Title: Construction Manager
Department: Construction & Development
Reports To: Construction Supervisor
Location: Texas (Multiple Project Sites – Travel Required)
Language Requirement: Bilingual English/Spanish Required

Position Summary

The Construction Manager is responsible for supporting the successful delivery of multifamily apartment construction, renovation, and capital improvement projects across a growing portfolio of properties throughout Texas. Reporting directly to the Construction Supervisor, this position will oversee daily field operations, coordinate contractors and vendors, monitor project progress, and ensure projects are completed safely, efficiently, on schedule, and within established quality standards.

The Construction Manager will serve as a key field representative for the ownership group and must effectively communicate with general contractors, subcontractors, vendors, property management teams, and site personnel. Fluent English and Spanish communication skills are required to effectively coordinate with diverse construction teams throughout Texas.

Key Responsibilities

Field Construction Management

Support the Construction Supervisor in managing multiple apartment construction and renovation projects across Texas.
Conduct frequent site visits to monitor progress, workmanship, safety, and contractor performance.
Coordinate daily construction activities with general contractors, subcontractors, and vendors.
Communicate project expectations clearly in both English and Spanish.
Identify field issues, delays, quality concerns, and safety risks and report findings to the Construction Supervisor.
Ensure construction activities align with approved plans, specifications, schedules, and company standards.

Contractor & Subcontractor Coordination

Build and maintain professional relationships with contractors, subcontractors, suppliers, and field crews.
Communicate project requirements and instructions effectively with English- and Spanish-speaking teams.
Attend construction meetings and provide accurate progress updates.
Coordinate manpower, materials, deliveries, inspections, and project milestones.
Assist the Construction Supervisor in holding contractors accountable for performance and completion deadlines.

Schedule & Progress Management

Monitor construction schedules and daily progress.
Track upcoming milestones and completion dates.
Identify potential delays and communicate recovery strategies.
Maintain daily construction reports, progress photos, and project documentation.

Quality Control & Inspections

Perform regular site inspections to verify workmanship and compliance.
Identify deficiencies and coordinate corrective actions.
Track punch list completion and project closeout activities.
Ensure completed work meets ownership expectations and industry standards.

Cost Control & Documentation

Assist with reviewing:
Contractor proposals
Change orders
Invoices
Material costs
Project budgets
Report potential cost impacts to the Construction Supervisor.
Maintain organized project records, including:
Daily reports
Inspection reports
Photos
Meeting notes
Contractor correspondence

Safety & Compliance

Promote safe construction practices on all job sites.
Monitor contractor compliance with OSHA requirements and company safety policies.
Communicate safety expectations clearly with all workers, including Spanish-speaking crews.
Report safety concerns and corrective actions to the Construction Supervisor.

Pre-Construction Support

Assist with site evaluations and construction readiness reviews.
Review plans, drawings, and specifications for field coordination.
Support permitting, inspections, and municipal requirements.
Assist with procurement and material coordination.

Qualifications

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
Minimum 3 years of construction management or field supervision experience.
Multifamily apartment construction or renovation experience strongly preferred.
Fluent bilingual communication skills in English and Spanish required.
Ability to communicate effectively with contractors, subcontractors, and field personnel.
Strong knowledge of construction processes, materials, and sequencing.
Ability to read and interpret construction drawings and specifications.
Strong organizational, leadership, and problem-solving skills.
Ability to travel throughout Texas to multiple project sites.

Preferred Qualifications

Experience managing apartment renovations, value-add projects, or multifamily developments.
Experience working for an owner, developer, or real estate investment company.
Experience with construction software:
Procore
Autodesk Build
Bluebeam
Microsoft Project
Excel

Performance Expectations

The Construction Manager will be evaluated based on:

Pay: $75,000.00 - $85,000.00 per year
