Airbnb Portfolio Manager
Work directly with the founders of a $8 million Puerto Rico real estate portfolio and learn how it's actually built.
Role Snapshot: Location San Juan Metro Type Full-time Remote No Schedule 30–40 hours/week Annual Compensation Estimate $50,000–$62,400 Bonuses$2,000+
Most entry-level real estate jobs put you three layers away from the people making decisions. This one puts you in the room.
We own and operate a $8 million portfolio of 25 Airbnb units across Puerto Rico, and we just closed on a new 4-unit building. You'll work directly with the founders every day and get a rare peek under the hood of what it takes to run and scale a real estate company here. The acquisitions, the renovations, the operations, the numbers. All the lessons of building a portfolio yourself, with consistent pay instead of the risk.
We're looking for a recent grad or early-career operator with an entrepreneurial streak. Someone growth-oriented who's ready for whatever the day throws at them. One hour that's negotiating with a contractor, the next it's analyzing an acquisition target or fixing a smart lock.
Prove yourself, and your responsibilities and compensation grow with the portfolio.
Who You Are
- Growth-Oriented: You're here to learn the business, not clock hours. You want more responsibility and you go earn it.
- A Go-Getter: You don't wait for instructions. You see a problem, you fix it.
- Thick-Skinned & Adaptable: One hour you're managing a contractor, the next you're fixing a smart lock or running errands. No task is beneath you.
- Bilingual: Fully fluent in English and Spanish, written and spoken. Non-negotiable, since you'll be managing our local staff and contractors.
- Tech-Savvy: You can run property management software, coordinate schedules digitally, and troubleshoot wifi without panic.
- AI Fluent: You already use AI assistants and LLMs to work through problems, analyze scenarios, and make better decisions.
What You'll Do
- Operations: Coordinate contractor, maintenance, and vendor schedules, and review completed work to keep units inspection-ready and guest-ready.
- Project Management: Help manage renovations and maintenance across our units, including our newest 4-unit acquisition.
- Acquisition Research: Run market research and financial analysis to find and evaluate our next acquisition targets.
- Property Care: Handle handyman work (installing lighting fixtures, changing locks, troubleshooting electronics, paint touch-ups, turnover units when a tenant moves out) and coordinate professional repairs when needed.
- Logistics: Run company errands, purchase supplies, and keep properties fully stocked.
- Guest Experience: Make sure every guest has a seamless 5-star stay.
What We Offer
- Direct Founder Access: You report to the partners themselves, the people who bought, renovated, and operate every unit in the portfolio. Training in property analysis, renovation management, and hospitality operations comes straight from the source.
- Consistent Work: Full-time professional services engagement with a steady weekly workload.
- Performance Bonus: Annual bonus potential tied to company net income and operational milestones. If we win, you win.
- Growth: We're in growth mode. Prove yourself here and your responsibilities and compensation grow with the portfolio.
Requirements
- Bachelor's degree (Business, Hospitality, Engineering, Management, or related fields preferred, but attitude matters more).
- Hands-on experience working on physical projects. Owning tools is nice to have, but that toolkit can be built as the role progresses.
- Reliable personal vehicle and valid driver's license. Daily travel between San Juan properties is required.
- Must live in San Juan, PR or be able to relocate immediately.
- Weekend availability as needed for partner walkthroughs, property visits, and guest emergencies.
Pay: $53,243.82 - $64,121.59 per year
Work Location: In person
